Well, if you have read my thread from the beginning you will find that I would be the last person to recommend Porter Davis to anyone....ever. The negative reviews are true though as they have screwed many customers like me and not found a way to learn from their past mistakes. However, do note that very few people leave positive comments and most reviews online are to complain about something. My case is self explanatory but over the last few months I have learnt to accept the situation and make best of what’s left of it. The alternative being deteriorating my mental and physical health . The newer site supervisor has been heaps better than the previous one, but you can’t expect other people to fully understand your situation and work at your pace. I visit the site almost daily and have a good idea If any work has happened on a day or not. You would have thought that PD would have doubled down and tried to finish up my job which has been in construction for over a year now, but they don’t get the seriousness of the delay even though they paying me for the delays. And the BC....she has been non existent and have had not contact with her since August last year. Quality wise - I have engaged an independent building inspector and have ensured that defects have been fixed to my satisfaction before I release payment. So far, the SS has been quite proactive in addressing the issues so far, but what concerns me is that they use my inspector to identify defects first rather than getting their own inspections done first. I have made it clear that this won’t be the case PCI and will need to see their inspection report first before I get Darbecca in. The house design itself is great - ours is close to 41 squares including the Alfresco. We were able to walk through a display home back in 2015 when it was still open at Taylors Lakes. It has since closed down and a shame that PD don’t have any displays with this design, as it is pretty much the best design which maximises use of space on a narrow 12.5m wide lot. We had looked at other designs from Henley and Metricon, but vastly favoured this design over them. The only other option we liked was a fully customised design option by Arden homes, but they wasted my time in the end not wanting to build in my area. If you are working with a sales consultant, ask them to show you around to houses that are being constructed. Our sales consultant showed us 2 Bristol’s which were being constructed before we signed any quotes. Re: Double glazing - we didn’t pay anything additional for it as they covered it as apart of the 6 star rating. my suggestion is not to request this during tender and ask to add this as a post contract variation if PD’s energy report does not upgrade it by default. I will ask them to show me the house first. One of the builders told me that they can’t be ‘forced’ to do amendments or correct the defaults as advised by private supervisor. As we will ‘sign the contract’ so we have to release the payment regardless. Reading all the negative feedback about builders really putting me under so much stress..it ruined peace in our lives n we haven’t even started building. Already paid deposit to carlisle n metricon. Now thinking of forgetting to build my dream doubl storey n buy small single storey. "Porter Davis confirms that if your private inspector identifies issues that do not meet code, you are entitled to withhold payment on a stage invoice until that issue/defect is rectified to an acceptable standard as per the Building Code. This does not include issues that are within the allowable tolerances or subject to personal opinion, only items that do not comply with code. It is not something that PD or any other volume builder uses as standard or even offers an upgrade option. Our SS said there are options which are offered in commercial builds but is fairly expensive. If you are up for a DIY option and still have access to the pipes on your ceiling, you can look to get a foam/rubber mat from Clark’s Rubber and wrap it around the pipes & hope it cuts down on the noise. Also if you ah e opted for insulation b/w the floor levels (we did), that could help as well... HTH.. BTW, We have a nice (surprise) feature that’s been recently installed in the void, but I will reveal the picture only after the entire house is complete. But, you should return us the favour by posting some pics of your completed house too! Feel free to post here if you don’t want to start your own build thread. I think a couple of people are planning to build the Bristol, but have no display homes to visit, so these forums may be the only source for them to see some completed homes. Are you happy with everything from PD? What are the major issues you have noticed since you moved in?
