Hope things take positive turn from here. Just a question, did PD not charge for double glazing to all windows? Thanks Naziac, Initially they forgot to charge me for it, but they added it in via a variation. We agreed to splitting up the cost of double glazing based on the energy report as it was added post contract. You may know this, but my suggestion is to NOT ask for double glazing during the sales phase until you see the tender document. Builders may add in double glazing to meet 6-star energy rating unless there are any structural changes off the base plan. We had made changes to the base plan... Thanks Sinbox, its awesome that you go to share cost. A little goes long way! We had added double glazing at sales. Our tender presenter suggested we remove at tender and wait for energy rating at contract. We walked in to contract with energy rating report done with double glazing and meeting requirements. As it was already an upgrade we didn't say anything and I wan't keen on paying for another energy rating. We made extensive changes to the plans and relocated rooms and bathrooms. I'm lucky my site supervisor nice guy. my only advice is always go to your site and check everything they do. take picture of every corners, it can help you at later stage trust me. i even had lower wattage led downlight installed then whats in contract, few batten with noggin request, missing noggin. some points they couldn't do it at this stage and had to rebate back what they charged me. i hope u negotiated higher builder delay damage penalty, which i did. else, by default is 250/week. Bristol (44sq) - Porter Davis Melbourne - New Build 27May 13, 2017 2:27 pm Build Update:13/05/17 Yesterday, PD completed all the steel & slab pre-work that was necessary for our rigid raft slab. I was amazed at how much more soil was taken off site since I visited a week back. There was a ton of steel work on the site... Also arranged for the pre-pour inspection via Darbecca, and they did not find any major defects....so I guess kudos to PD for that... The inspector's comment was that my slab was one of the most over engineered piece of work he had seen. I couldn't agree more considering both our neighbors have built on a waffle pod slab. Well, we are where we are, and I guess with all the money we pour down, the slab will not be going any where soon. I also had them verify that the Porch and Alfresco had the rigid raft slab (PD had changed it to a waffle pod slab in the construction drawings, which I picked up) and asked a few clarification questions. These are the only 3 minor defects that were identified. Is that a good or a bad thing? I'm interested in hearing back from anyone else who is building with a rigid raft system... 1. There are a number of areas at the perimeter and external corners of the property where the reinforcement mesh is sagging below the top 1/3 section of the slab. Being there is a wide footing and bulk concrete, this mesh is sitting well under the minimum height of 30mm below to top of the concrete. Ideally this mesh should be supported with timber diagonally across the boxing and wires to hold it up. At the very least the concretor needs to be vigilant on the day of pour to lift it up into position with a hook. 2. There was some reinforcement mesh missing to the top of one internal beam, which was installed once pointed out to trades on site. 3. There are was numerous cuts and tears throughout the vapour barrier that have now been taped correctly. Fingers crossed everything proceeds well on Monday. The site supervisor was in touch with me last week and had initially arranged for the framers to be on site on the 15th, but that goal post will move now, and I hope there are no major delays for them to get on site in the next week... Framers are getting started on the first floor. Most of the ground floor windows are in. The traders have caused some minor damage to the neighbors fence, & the SS is MIA despite me sending him a couple of emails and messages...which has me a bit annoyed... Neighbor is great ...she keeps a lookout for anything suspicious on the site and that's great as I travel intercity during the week for work...here's one which looked suspicious...but ended up being one of the traders during off hours...
