If we ever end up building, we want Jasper for the roof too and Dune for the gutters and down pipes. Sorry about your tiles for the wet areas. That is a pretty big thing to miss. I'm glad they found another tile within the budget so you didn't end up going over. Re: New build with Redink Madora Bay 48May 10, 2017 11:30 am A big no to Clipsal, have to do it all after handover. Gives me time to save lol 😂 @Madora Dreamer Re: New build with Redink Madora Bay 49May 10, 2017 12:09 pm Oh well. It was worth a try. Are you looking forward to prestart? Re: New build with Redink Madora Bay 50May 10, 2017 12:14 pm rabbitburrows Oh well. It was worth a try. Are you looking forward to prestart? I am now. Been checking out the Apple Store for gadgets. I'm going to change most of my down lights to bayonet so I can use Phillips hue bulbs. I also think I may change my garage entry door to a smart lock as well. I still need help with the placement of conduits as I don't really understand why I need them. Everyone I have spoken to have said to get them everywhere for later. It is getting exciting. In the contract the slab should be laid within 45 working days from prestart so counting down! @Madora Dreamer Re: New build with Redink Madora Bay 52May 10, 2017 4:56 pm Re: New build with Redink Madora Bay 53May 10, 2017 5:27 pm Thank you I will send it when I get home. I have just spent an hour at the Sonos shop! That was amazing, now looking to see if I can afford their audio systems @Madora Dreamer Re: New build with Redink Madora Bay 54May 10, 2017 7:06 pm Hi Jpmontya. Here is my electrical plan. Thanks for your help Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ @Madora Dreamer Re: New build with Redink Madora Bay 55May 13, 2017 12:40 am Hello. Just came across your thread. I don't have much technical knowledge but my understanding is that conduits will enable you to make upgrades easily in the future i.e. add extra powerpoints, datapoints dimmers for led lighting, fancy light switches etc. Let's say you want to add a tv point to the master suite after handover, if you add a conduit now, your sparkies can easily run all the cables required without having to cut and score the wall all the way up to the ceiling in which case you also have to patch and repaint the wall etc (but you should have no problems adding to a cavity wall btw) I would suggest adding conduits to all rooms and main hallway (for a security system/intercom). I wouldn't bother adding conduits to ensuite, wc, bathroom, store, garage and laundry unless you really want to get some powerpoints or lightswitches that come with light inducators(if that is the case then you need to add a conduit as 2 wires are required one for the switch itself and another one for the indicator) just make sure you add enough powerpoints and you're happy with the positioning of all light points. Not sure if you've had your appointment with intelligent homes, but would suggest not to go over the top with data points, I would add 1 to living, theatre, and study. The rest of the house can be connected wirelessly. Hope this helps! Re: New build with Redink Madora Bay 56May 13, 2017 12:50 am Thanks. I have a meeting tomorrow relating to home theatre but I have also emailed intelligent homes as well. Thanks for the advice @Madora Dreamer Re: New build with Redink Madora Bay 57May 17, 2017 7:52 pm Formal finance approval from the bank today, prestart on Tuesday and land contracts will be completed on the 13th June. Moving forward! @Madora Dreamer Re: New build with Redink Madora Bay 58May 17, 2017 10:58 pm We've had 17x conduits put in our house with 5x each in the theatre and living room plus one each to our study, each bedroom, storage cupboard (which will house my husbands server) and hallway (for an intercom). As glam girl mentioned above it means you can install additional electrical components after handover without needing to chase, replaster and paint internal single course walls but you don't need to worry about external double brick walls as cables can be run in the cavity later for those walls. We've put so many in to allow network cabling to every room, speaker cabling, projector for the theatre and intercom system which will all be run/installed after handover by my husband as he's an electrician and we found the Intelligent Homes quote of $13k excessive for what we were needing. We'll also be installing CCTV post-handover but you just run your cabling through the roof space for that so that's an easy one. Hi Madora Dreamer, it's good to see you're getting excited, and I hope our Team are looking after you. I just wanted to clarify the 45 working days you mentioned above. The Contract normally requires Redink to commence works within 45 days of the latest of a number of dates. These include -
I know the team will be working to get your home under construction as soon as possible (we both benefit from this), and 45 working days from your Prestart meeting is often achievable, but not always. For example, some councils can take 3 months to complete a planning approval, which would usually result in delays getting to site that we have no control over. I'm not sure the Contract requires (or suggests) a slab should be down within 45 days of the Prestart meeting, but I'm happy to be corrected on this. My understanding is it requires us to commence work (which normally means earthworks commence) within 45 days of all requirements being met, and all approvals being received. I look forward to following your journey, and helping out in any way I can (just ask ).
