They still have to install the aluminum trims to cover gaps between window/doors and brickwork. They haven't painted eaves or downpipes yet. SS also mentioned that they will paint the metal lintels above windows too. I forgot to ask what colour... (Our SS mentioned the cleaners, but I couldn't remember exactly at which point). I'd say that is when the windows would get cleaned. Our cavity sliders are definitely all flush, with exception of one that has a double barrel mortise lock, the lock sticks out so the door can't actually close all the way (fail). Guess we'll just monitor it. What is the floor covering you have right now in that pic? Doesn't look like concrete, and you will have bamboo right? Guess the misc fix ups internally aren't done yet. Raised an issue - incorrect floor drains to showers installed. Selected and paid for square grate with inbuilt catch for hair etc. only the standard type installed. Not happy. Also... great job whoever was responsible. Didn't even bother raising this, it's so obvious that I'm sure they know. Spot the difference? Yep good call, very obvious. Hmm our cavity sliders stick out about 5cm too. We've got three and all do it. Shame as we expected them to be flush too, but ahh well. Flush is better for kids, as when other kids come over they slam them open and closed (they're on the kids playroom), and they come off the hinges. If flush they'd be more inclined to not realise they're there? First world problems What did they say about the drains? Great idea on the hair traps!!!! Thanks. Just hope they install those pull out ring on the side face otherwise when the door is opened all the way in, we cant pull the door out to close it! With the drain, I'm not sure what's happening yet. SS asked me to send documentation (which I've done - the tile selection variation sheet) so he can find out where it went wrong because info hasn't been passed down on multiple occasions and he's also escalating to his boss. I'll prob get in trouble for going on site but seriously, couldn't care at this stage. There seems to be ordering mistakes at almost every turn. Thing is with this one, I've alerted him previously that the wrong drains were delivered. The other unknown is who owns the tiling relationship. Sekisui clients used to deal directly, but as a Burbank build we had to do a builder variation so I guess it's with the builder to fix the problem! They've both turned out nice - was abit hard to imagine what the final size would look like just going by those small samples. The pattern on the lagoon was definitely not expected but we like how it's turned out Sekisui | Burbank - Cedarwood1828 313Aug 13, 2017 9:28 am We've been thinking about what cover to install over the courtyard area then narrow down some trades to get quotes. Have always loved to have a open timber pergola, but thinking a covered roof using powder coated aluminum posts and beams would be more future proof & practical. Main things we wanted are; *fly over roof extender mounted to avoid heat trap and give ventilation for BBQ smoke *let in plenty of light but not get super hot. It's west facing. Will throw it out there with some example pics from the net. What would you go for? And any idea which will be more costly to do? Really depends on how you will utilize that area. My mum has similar area and fully cover for rain proof. She can dry clothes on rack or some family events ( bbq) even if raining. The first picture is prettier, and will probably be cooler in summer, but you won't be able to use the area if it rains at all. I'm a pretty practical person, so I'd go for the second option. Go the practical but just remember glass will gather all the leaves etc. what about a vergola? I think that's what it's called. One that can open and close. Maybe too pricey though. It will be mainly for a outdoor living, access to vege patch/herb garden, bbq etc and sort of serve as an extension from kitchen to garage if we have a big thing on. Dry area for clothes is a massive plus. We just don't like using the dryer much, might not even get one for this place. and we didn't think about the leaves at all, but there might not be since its a near estate, though there will be plenty of dust, dirt and bird poo!! whats the point if its filthy all the time right...? I remember reading up on vergola.. very nice but expensive. Might of been cheaper to have builder extend main roof to create alfresco and install velux skylights in the ceiling. Solid insulation with translucent sheets sounds great! will have to look into hmm... Do the fly over so the hot air can escape above the house. cat! I'm so bad. I installed Archicad 20, got a 30 day trail licence and watched some youtube vid. So amazing... I imported our plans and traced out walls, windows, doors.. and OMG - can't believe you can just draw a roof line and out it comes!! its great, but I got OCD about not having the slab and landscape levels, plus its so hard for me to learn a new program so I stopped it after day 1 thinking I'll export the objects into maya and continue LOL . licence expired. but i'm over it... don't need to 3d visualise. it was fun though Re: Sekisui | Burbank - Cedarwood1828 320Aug 16, 2017 12:40 am Oh great work having a go!!
