I have created this thread to discuss progress on our estate (Lucere at Leppington) and make some friends who have bought H&L package/land with either Rawson or Thrive (Rawson's company).
Has anyone got their construction started? I checked the Liverpool council and the original DA was DA 170/2015.

I have just put deposit with Rawson home in home and land package with lot 153 ...Been there on Saturday to see the area but they were still filling the place with mud around 6 street light were standing....How long ago did you bought your land when it's gonna registered?

Welcome here and welcome to the neighbourhood. I have put deposit for 147 and I am on the same boat as you guys.
Yes, they said it's gonna be June but by friends say it's safe to take 3 months margin. The sales on this estate started since 2015 so I am hopeful that they should start construction soon.
How was the building contract process for you guys?my building contract had lot of issues and items excluded. I had to do multiple follow ups through my solicitor to get things added in key Inclusions. Did they include all items as said in Attachment G?
Also they rejected my request for change in inclusions even though I am willing to pay for it. Did you manage to change any inclusions other than standard upgrades?

I bought lot 150 way back in late Jan 2016. The first release was back in Sept/Oct 2015, I was told at the time. Back when I purchased, the estimated registration was for Sept/Oct 2016 so it's been quite a long and frustrating journey to this point! The issues that delayed the development are mainly the old water pipe running right through the development which needed to be relocated, and gaining approvals to upgrade the old Denham Court Road considering it runs down the middle of the Liverpool/Campbelltown Council boundary. I was notified of a 4 month delay, followed by another 4 month delay, and now the latest update I received about a week ago was that registration is now July/August. Having seen progress and where it's now at, I think they're very close (finally!!).
Back when I bought, it was a Rawson-only development. I wonder if they struggled to sell out the lots as they since sent some to Thrive Homes (their budget offshoot) and they also sold a few of the 450sq blocks as land-only. The releases were drip fed through over many months and continue to this day, although the sign out the front says it's reached it's final release... I also notice that Lot 157 is on offer through Mojo Homes (and it's quite expensive!). I'm a little bit disappointed that it didn't remain Rawson only. The Thrive homes are a fair bit cheaper although the level of inclusions is lower so I don't know how much the savings really come to once you option it up.
Just letting you know I'm an investor but this is my first investment house and I've become quite attached having visited the block quite a number of times to check out the progress I think Lucere has the best location of the new developments as it's closer to the station than Willowdale and you're not paying the premium that Stockdale commands. I think once the houses start to pop up and the area surrounding the station starts to develop, the prices will rise in line.
In terms of options, I was offered one page from which to tick the options I wanted. Options were very limited and I had no way to modify anything - I had 6 colour boards to choose from (on the day) and I couldn't choose to switch anything (even the shower feature tile for example). I think that allowed them to keep the price as low as possible.
Nice to see we're all buying on the same street It's going to be the quiet one as the street with lots starting with 2's is the "main" street. Really looking forward to seeing some activity soon. I'm hoping they don't rush the build given the delays to this date - I'd rather they take the time to build to the quality that I signed up for despite all the delays getting the land ready...

Our house and land package is being done through Thrive and our inclusions were actually quite good. We are local and were able to go and have a look at their display home in Airds as well which was great. We added a few optional extras and took advantage of Thrive matching the first home builders grant.
I got the email about July registration which is great! Feeling a lot more confident that we will have our house in the first quarter of next year.

Thanks for sharing your story. It must be frustrating to wait 1yr for build to start. Hopefully they start the development soon.
They told me that it's end of May so I think I can safely assume it's gonna be end of August for me.

I have a H&L package from Thrive at Lucere.
Has anyone gone through the bank valuation yet ? if so, is it positive in numbers ?
I am yet to order mine and bit nervous about it.

By the way, Rawson currently have a DA with Liverpool Council to develop the current Flora International site (the big lot that faces Camden Valley Way with the greenhouses) - it's exciting that Lucere will get bigger! Hopefully this is a good thing for values of the estate if the plans are approved and work continues. The area will start to feel less undeveloped

I did arrange the valuation from my mortgage broker and was supposed to happen this week. But the site manager asked the valuer to come back on 12th July for site access. Good news that its getting bigger.

That's great news for Lucere estate owners. I saw the ad for the property sale in realestate.com but didn't know Rawson got right to develop it.
I don't see any reason to worry. The current packages are being marketed at >$900k, and I am assuming you got yours with Thrive much below that. This means your valuation should be well within limits to get bank approval. Let us know how does it goes.

Got confirmation today that the first subdivision certificates have been lodged with council for approval - which means we are only a few weeks away from registration
We also now have street names - Crystal Palace Way and Propellor Avenue

I have got BAL Rating 12.5 from Developer (Rawson).
My site is Lot 147 and I remember it being a low BAL rating zone. However I cannot find any document where I saw that.
1. Do you guys remember if BAL rating was mentioned in promotional documents?
2. For BAL Rating 12.5, the additional construction cost is approx $5k, but I am not sure if Developer will charge this or is it covered in Fixed price contract.
3. If you guys are near Lot 147, what is your BAL rating?
Any information from Propellor avenue and Crystal palace future residents would be appreciated. I have numbered my queries so that it will be easier for you to respond

Where abouts do you find the BAL rating ddetermined?
I don't know about everyone else but this process seems to be taking a long time. I've been told council lodgement is hopefully end of this week. I don't know what's causing it to take this long!
