Has anyone recently installed a solid timber floor over a concrete slab? What species of timber was it and how much per square meter did it cost you? We are building a 2 storey house and want to install solid timber spotted gum flooring on the ground floor over 15mm ply underlay. We have been quoted $45K to do approx 160sqm including supply and install of timber and underlay. I was shocked at this price? Any response would be much appreciated. We were quoted $175 per square metre for 83x14 installed over 12mm ply (including all materials, installation, polish). If you found a decent installer and ordered the timber direct you could do this even cheaper. Where are you building? Re: Cost of solid timber flooring? 3Aug 16, 2008 4:43 pm Agree with Lyn - we got some quotes about two months ago for solid spotted gum for 80sqm that ranged from $180-$200/sqm. Your quote should be cheaper given the larger area you would think. I'm sorry I can't remember how thick the ply underlay was but I know the quote included everything - materials, installation and polish. The timber itself will cost you about $65 sq. metre for that quantity. Keep in mind there is a fair difference between NSW Spotty and Qld Spotty - the Qld being much darker. I had estimated around $120 - $150 per square metre fully installed, not $300 per square. We are building in the eastern suburbs of Melbourne and I will look at getting my own price for this part of the construction. I will PM you our installer details - he does a really neat, professional job. I wouldn't recommend our polishers, not neat or good! Engineering timber is certainly a less fuss option, times cheaper to supply and install and better withstands humidity. 1 15884 If this is a custom build then I would expect the builder to set out the door frame closer to the wall to avoid the gap between architrave and the wall and or specify… 9 8289 1000000% definitely add insulation.
