Browse Forums Building A New House Re: A vue of the pines on the Gold Coast 441Nov 23, 2017 9:28 am I'll be honest, settlement as a whole is pretty underwhelming hahaha... We just got a text that said Congratulations you have settled, lol. Re: A vue of the pines on the Gold Coast 442Nov 24, 2017 12:13 pm Finally got settlement paperwork today, and after three weeks our land is now showing up on PD Online! At least this means the certifier can get whatever info is required from council and hopefully put in applications for approval. I'm grateful something is happening! - B A vue of the pines on the Gold Coast forum.homeone.com.au/viewtopic.php?f=31&t=87210 Re: A vue of the pines on the Gold Coast 444Nov 24, 2017 7:39 pm Woohoo congrats on settlement !!! We specifically chose our block because it didn’t have a BAL rating - now our builder has come back that it does and wants to raise a $5000 variation. We just don’t have any more money - my three year old has to have dental surgery next week and that is costing us $4000 (the last of our savings). Can I make the developer pay this? I feel cursed - B A vue of the pines on the Gold Coast forum.homeone.com.au/viewtopic.php?f=31&t=87210 Re: A vue of the pines on the Gold Coast 453Dec 07, 2017 9:29 am Bridgetwitch Need advice please guys!... Let me know how you go! Re: A vue of the pines on the Gold Coast 454Dec 07, 2017 10:20 am Caydenn Bridgetwitch Need advice please guys!... Let me know how you go! As Cayden said, this definitely should be in your land contract if it is applicable.. if it does not say you have a BAL rating (ours clearly stated it) then you should not have to put the provisions in.. I would question the builder on it and say why this was not bought up earlier if they had a concern and possibly provide a copy of your contract showing that there is no BAL rating? Coral mentioned it to us before we went to contract and we were always told about it from the developer. Good luck with it Re: A vue of the pines on the Gold Coast 455Dec 07, 2017 10:33 am Problem with BAL, if its a requirement you dont have a choice. Its not up to the builder to decide if you need it or not. The builder should have picked it up sooner though. Re: A vue of the pines on the Gold Coast 456Dec 07, 2017 11:53 am Thanks guys! Went through our contract and specifically the Bushfire Report - and we do not have a medium BAL as the certifier has claimed. So I have sent the info back to the builder and am just awaiting confirmation that the certifier got it wrong! Just don’t need the stress right now - it’s been a **** week (and 6 month pregnancy hormones are not helping!) - B A vue of the pines on the Gold Coast forum.homeone.com.au/viewtopic.php?f=31&t=87210 Re: A vue of the pines on the Gold Coast 457Dec 07, 2017 12:04 pm Yep, stick to you guns on this, if it was reversed, they'd pull the contract card on you... Refuse, deny, complain and whine.. Pull the pregnant card, cry if you have to... Just remember - your doing this for you and your family, not to make friend with agents and builders - who cares if they get upset and pi$$ed off... Good luck! If BAL requirements are dropped then the builder usually removes that from your build (I know ours does), regardless of the contract. Re: A vue of the pines on the Gold Coast 459Dec 07, 2017 5:37 pm Ouch. I feel your pain. Our BAL requirement included in our contract. At one stage there was a BAL 12.5 on the land but now that changed cause of the subdivision. Hopefully, you can sort it out.
