Building A New House

Thought it was about time I stopped hi-jacking everyone's threads, and start my own! This forum has been a godsend to me, and I hope our journey will help others too.
We are first home buyers with a block at PineVue @ Maudsland on the Gold Coast. We signed our land contract in December 2016, and have already had one extension on the 60 day finance clause (no access to block).
We were going to build with Coral Homes, but after bad customer service and misinformation we decided to pull the pin. That was a few weeks ago, and I am still waiting for the return of our deposit.
So now we have decided to get our finance from another lender, and need to make a decision in the next week or so about who to build with. I have narrowed it down to Hallmark and Clarendon. I love both designs and they are coming in about the same price wise... I would love to see which one you guys like best!

I prefer the second one, as it has a bit of separation between the entrance and the master br. But then again noisewise don't know if you want the media room sharing a wall with mbr- esp if you have older kids, might have to make that the parents tv area and banish the kids to the family room!

Yep another vote for option number 2! Prefer the overall flow and use of space

I like 2 also. The one thing one has over it is the retreat off the other bedrooms. Great for kids! But I like the flow of 2

I like number 2 I think it's just a better layout. Perhaps though maybe look at soundproofing the wall between the master and media

Glad you've started a thread Sorry you had such a terrible time with C but so happy you haven't given up on your dream I like 2 also but it seems a lot wider so may take up more of your block. I've heard lots of good things with Clarendon but Hallmark not in Newie so no idea about them can't wait to see which one you choose & it all come together

Although I'm building Kiet 25, I definitely think 2nd one is better, it gives you a much better view from front. Our lot is too narrow to handle that.

I vote for number 2 as well. I think the toilet position is much better than in number one - you'd walk straight out of a bedroom into the toilet, yuk!
I have had friends build with Clarendon and LOVED them, they reckon the value and workmanship was very good. I had a workmate build with Hallmark and she was very happy, they had a quick build as well, and had no issues with the process.

Looks like no.2 is the clear winner. Its the Hallmark home, and we should receive fixed price next week - hopefully it fits in with what we have been quoted. My only concern is we won't have enough side access to drive a car into the back yard - which we would have with the other design. I guess you can't have everything! It should fit much like this...

So I was just informed that if I want to get the upgrade promo for free (usually $2500), that I have to pay a deposit before we get the fixed price! After everything we went through with Coral, I am extremely reluctant..... and very disappointed!!! Why do builders do this?!?!

My old and jaded cynical mouth would say... because that $2500 free upgrade will be added to the fixed price that they haven't told you what it is till it's too late.

Quick update.... we ended up getting our fixed price before we had to pay the deposit (and still receive the free promo), even though I had already negotiated to have our deposit refunded if we weren't happy with the fixed price.
I was so pleasantly surprised with the fixed price - lots of things added came in much cheaper than what was originally quoted, and our site costs came back $20k cheaper than Coral!!!:-O
Suffice to say - we will be building with Hallmark Homes!!! Can't wait to start building, but we will be waiting on the land for quite a few months yet...

20k is a fracking huge difference. We have hallmark building next to us and the delightful souls washed their concrete trucks on our front lawn - that we aren't allowed to build on so it's nice grass with concrete lumps. Hope it works out for you and you have a great build

ARRRRGGGG.... getting a bit sick of hearing "no we can't do that" or "no you can't have that" - its gonna be my friggin' house, why can't I have what I want?!!!
