I can't wait to get to the point where you are at! It will go so quickly shellu, but at the same time not quick enough Re: Our First Home - Local Builder 122May 21, 2017 7:25 pm Hey shellu, If it helps here are some pics of our first build, we had a splash back window with 5m to the fence. It's some times so hard to visualize but it was honestly the best choice we made in our kitchen, it makes it feel huge and so bright, plus you get a picture framed view when you sit at the bench. We are at the same stage as you with plans etc for our next build, we got our facade elevations today and sent them back for window amendments. Good luck with it all, looking forward to following along. Re: Our First Home - Local Builder 123May 21, 2017 8:31 pm Hi Tribe, Thanks for your pictures. I think I have said before, I really admire your kitchen. So helpful to see the garden outside as well and how that ties in. I find visualising things nearly impossible, I need to work off someone else's picture to be like "oh right, so that's how it would look" We are going to chat to the builder tomorrow and see what they say. If it's in budget we will do it, but if it's not then that's ok too and we will continue with our plan to install solar sky lights. Our First Home - Local Builder 124May 21, 2017 9:14 pm Pleasure it's nice to be able to share and help others. Agree being able to see how everything works together creates the flow. I'm struggling to get my cut and fill batter straight in my head and how it will affect our pool area . See what your builder says, honestly windows are cheap our window was $400 and something and it was 3.6m long. It's cheaper than tiling or a mirrored glass splash back. Some other ideas would be vertical garden on the fence, that would be a lovely thing to look at too. Pinterest vertical pallet garden. Pallets can be picked up for free and they are easy to line and fill Re: Our First Home - Local Builder 125May 21, 2017 9:19 pm I did see a house with this idea too, Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ They have created a niche up between the roof trusses and plastered the returns, the glass would need to be a minimum of 5mm toughened but god it looks amazing. It would be around the same price as the sky lights, those things can be pricey. Re: Our First Home - Local Builder 126May 22, 2017 12:40 am Ahhh!! Love the idea of overhead windows!! Let's in the sky and light!! Is it too late to make my house a glass roof?? Was definitely a consideration in our build, but alas budgetary constraints mean we did not end up going full-on "Grand Designs" Follow our first house build here! -> https://forum.homeone.com.au/viewtopic.php?f=31&t=86484 Re: Our First Home - Local Builder 128May 22, 2017 8:52 pm Budgets suck! My budget is quivering in the corner to scared to move push your budget as hard as you can Shellu, some things like fancy carpet you can add later but windows you can't. How did you get on with your builder about the splash back window?? Oh nice stone, I have to admit I love the new one from essastone called bitumen . Personally I like the middle grey one next to the black. Would look sharp with a white kitchen Our First Home - Local Builder 129May 22, 2017 9:41 pm Ha ha it's not the budget cowering in the corner, it's my poor partner. Desperately clinging to his motorbikes so I don't sell them. Fortunately our flooring ranges are generous so no upgrade needed there. Yeah I like the two dark ones on the right, I actually have a couple more samples coming too. Just to be sure. The one on the far right is showing much darker in the photo it's gloss monte cervino. Not much luck on the window, $830 to make the change. However...I think we will still go with it. I have an upgrade budget and this will eat into it but as you say a window is something you can't change. Re: Our First Home - Local Builder 130May 26, 2017 8:34 pm Hey shellu how's the kitchen stone selection going? Any decisions made yet? Aaawww you can't sell the partners motorbikes can you! Re: Our First Home - Local Builder 131May 27, 2017 8:12 am Did you decide to add the window? I think it make make a huge difference in the way of natural lighting!! I would defs add it in if we had a kitchen facing the outside. How's the stone decisions coming along? GJ Gardner Modified Coolum 277 http://forum.homeone.com.au/viewtopic.php?t=83643 Our First Home - Local Builder 132May 27, 2017 9:22 am Hey Henry and Charlibear! Window is going ahead, unfortunately as it is $830 ($500 for the variation) it means that we may not have the undermount sink but I value natural light more than the sink. Good news is that if tapwear and lighting come in under budget then we will add the sink back in (which I am feeling positive that they will). My addiction to samples continues with about 11 essastone samples. Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ I may just glue them together to make a bench! I asked my partner to order them from most to least favourite (least fav is closest to the camera) amazingly enough out of all the samples we had the same order! Re: Our First Home - Local Builder 133May 27, 2017 10:07 am Wow, $500 for the variation? The window cost is actually very reasonable otherwise GJ Gardner Modified Coolum 277 http://forum.homeone.com.au/viewtopic.php?t=83643 Re: Our First Home - Local Builder 134May 27, 2017 12:01 pm Yeah I know charlibear. To be fair though our builder had prewarned us that any changes would incur the cost. It's only that I want to slap myself for not thinking more about the window and the light in the kitchen. Re: Our First Home - Local Builder 135May 27, 2017 7:02 pm Lots of colours to choose from shellu. Here is a pic of the essastone we had in our last home. It's no longer available. It was a very dark chocolate brown with white flecks and was called Cacao Umber. Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ I loved my kitchen but have decided this build I would have a white benchtop. It sounds like your decision is going to be an easy one Re: Our First Home - Local Builder 136May 27, 2017 7:05 pm I don't understand why they charge a variation, unless they were already underway with your previous plans, or had to resubmit to council etc... Either way, I think you made the right decision! We also have a window splash back Re: Our First Home - Local Builder 139May 28, 2017 1:40 pm Hey Shellu, Question for you?? Can you choose the stone brand you use?? I was going to use essastone but found out smartstone is bag loads cheaper and has awesome colours, our kitchen has 9.78m of stone at 40mm so I needed budget friendly and smartstone is great. I have to agree with the others about the variation fee, unless you have paid your balance 5% deposit and have a contract you shouldn't be charged anything. Re: Our First Home - Local Builder 140May 28, 2017 7:27 pm Hey Tribe, I will have a think about challenging the $550 charge. I haven't heard of smart stone before. Have you seen it used anywhere? I was only looking at Essastone as my parents and sister have it and really like it. I just checked out the colours, I like the Gris Roca and Marengo! What colours are you looking at? We already paid for somfy motors for the blinds. The quote above was purely for “pre-wiring” so the blinds company can install the motors and blinds.
