Browse Forums Building A New House Re: Hickinbotham Torquay Mod - Post Handover 741Aug 22, 2018 5:39 pm still have 1 item outstanding from my handover/defects list. holes in kitchen cupboards where water pipes enter still waiting to be sealed. no response from builder to last 2 emails over the last 5 weeks. Will call on friday if no response by then. looking at my landscaping finally and i have gone from artificial turf to real turf and back to the fake stuff to settle on white marble chips will be doing 20mm rocks down side of house and along the back fence with some native shrubs and the plants i have in my pots the front will consist of 65mm white marble with the section along the side of my driveway containing pavers to form a path to front door (may do it on 20mm as well but think the larger rocks look better for that size space) - though i am concerned about using that much white in my front yard but will be breaking it up with native grasses and shrubs as well mock up of the white front yard with location of paved path Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ going for something like this look i think Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ Re: Hickinbotham Torquay Mod - Post Handover 742Aug 22, 2018 6:39 pm That will look great out the front. Are you loving it? Re: Hickinbotham Torquay Mod - Post Handover 743Sep 22, 2018 9:25 pm Last piece of work from my defects has been done - was confusion over which trade should have done the work. and found that my bathroom window scrapes on the fly screen and has started to tear it - not reported in 3 months so they have said its not covered by builders warranty. that window has only been opened a dozen or so times at a guess so im a bit concerned about how quickly that fly screen will deteriorate over the next year or 2 or i just don't open this window Ended up using a brown mulch rather than stones - decided i didn't like the glare so went with forever brown mulch (was on special so cheaper than the 10mm bark i was considering) While working in the front yard i found a section of my stormwater pipe that had been damaged, I think it happened ages ago during early constriction of neighboring house as from memory they had their temp fencing over this spot and there was a big weed growing really well here as well. Will be calling their builder on monday to request them to rectify the pipe and verify the rest in that run is ok I remember someone back in its early days asking me if he could come onto my property slightly with his vehicle (some from of earthmover or digger from memory) i said yest but pointed out there was a stormwater pipe about 2 feet from the boundary he said it wont be a problem as only needs a foot or so. Next step if the front yard - going to try and do the digging out by hand - have been quoted to do it by machine but the cheapest quote hasn't gotten back to me in to arrange a time since i said yes 2 weeks ago. Front will now most likely be done with the same everbrown mulch - Can always lawn it in a few years time if i want fly screen Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ Back section - ready to go Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ 2 scoops and i thought it might be to much but was perfect amount Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ The damaged Stormwater pipe Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ Side Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ Rear - will eventually have a pergola over the paved area - havent yet decided on my plants aside from two of the yuccas will be going in the ground - the other 2 will also be going into the front yard Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ Re: Hickinbotham Torquay Mod - Post Handover 745Sep 26, 2018 2:20 pm Stormwater fixed - The damaged section was replaced with a flexible pipe so cant be squashed again as easily and is perhaps 2 cm deeper now. Now almost all set for the front yard to be done this saturday - have been given some rocks and thinking of using them to put a bit more soil above that section of stormwater pipe just have to decide now how to do it Have some more rocks to collect and some of them are a bit bigger as well Ground cover will be the Foreover brown mulch that i used in the back yard Either put them along the front which will help retain the mulch from the footpath or Make a small raised rock bed in the corner above the section of pipe that was damaged or use the rocks in the back yard and do a cream coloured retaining wall block along the front set directly adjacent to the sidewalk and only one brick high and then fill behind it https://www.bunnings.com.au/adbri-mason ... k_p3451895 Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ Re: Hickinbotham Torquay Mod - Post Handover 746Oct 02, 2018 10:39 am The front is just about finished now. think i Just need to add a couple more groundcover plants and hope i dont kill them and get some more of the white marble. 2 shopping bags full from local landscaping place and cost me $2. would hate to think what bunnings would have charged for the same amount still have to do the section behind my side gate - putting my extra pavers down between my existing paving and the garage wall of house next door for my bins etc to go on so getting sand as well by the bag from local landscapers supplier Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ Re: Hickinbotham Torquay Mod - Post Handover 747Oct 03, 2018 1:26 pm just had my first pest inspection all good aside from high levels of moisture behind shower walls - but doesnt appear to be in cavity. Re: Hickinbotham Torquay Mod - Post Handover 750Nov 06, 2018 4:02 pm Spent an afternoon at virginia nursury last weekend and made a few changes based on their advise I took out the yukka's before they got established and have put them back in pots Now just have Native Shrubs in the front yard - looking forward to what they will look like when grown Will be doing the same in the back once my pergola is done and am going to move all potted plants along the side of the house to give greenery outside the windows. Once pergola done and back plants ill update some more photos - hopefully within 4 weeks or so Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ Re: Hickinbotham Torquay Mod - Post Handover 751Nov 17, 2018 11:53 pm Entilzha Spent an afternoon at virginia nursury last weekend and made a few changes based on their advise I took out the yukka's before they got established and have put them back in pots Now just have Native Shrubs in the front yard - looking forward to what they will look like when grown Will be doing the same in the back once my pergola is done and am going to move all potted plants along the side of the house to give greenery outside the windows. All posts and beams will be surfmist so should contrast well with the woodland grey underside. and 2 opal skylights to probably be positioned above my 2 rear glass doors Photos in 4 weeks once its installed. Re: Hickinbotham Torquay Mod - Rear Verandah done 753Jan 15, 2019 8:12 pm Rear veranda finally done and that's pretty much done Still have a few things left inside - finally started fixing my skirting today and will be doing my touch-up painting just after Easter. Plants in front are going well though there are a couple that im not sure if i will have to replace as they just aren't growing I wont be planting anything in the back till after summer Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ It ended up being Surf mist Poles and Beams and Topside of roof (so matches house roofing) Underside of roof is Woodland Grey (was either that or monument) but it does match the fencing so looks good i think Skylights are are well placed and i don't have any real light issues in the rear of the house - but will wait till winter to make final judgement. Will be adding blinds in the 2 rear sections to at least come down 2-3 feet to block out the afternoon sun fully in summer as the late afternoon sun does heat up under the veranda a little bit, but the rear of the house is staying a bit cooler now that it doesn't get much direct sunlight like it used to.
