footings report etc came about 4 weeks after master plans from memory Just got my final plans and they have extended the entire garage to the toilet wall so my garage is now 7.8 meters deep. not how i pictured the modification but i think its a lot better as now I have plenty of storage space in the garage. Also have a larger contiguous northern facing roofspace for future solar panels as well. Wont be needing a garden shed i think. You guys are going to get to start building soon and then it'll be a matter of time before you get to move in! I really can't wait to start seeing pictures of the actual s tuff getting installed and put it - you must be on the edge of your seat to see how things are going to look all together! Have your builders told you about their time frame for the build and are you intending to in on the job yourself? What seems to be the officer's problem? Re: Hickinbotham Build Northern Adelaide 45Jul 12, 2017 8:48 am I don't have a time frame for build but have watched the others they are putting up around me and they have gone up fast - 1 was about 6-8 weeks from slab to lock up i think. Once its released for construction and i have a date for slab then i will ask about time frames. Looking forward to when i can walk through it after framing as that's when i will finally be able to see exactly what i am building. Re: Hickinbotham Build Northern Adelaide 46Jul 12, 2017 9:54 pm finally heard from my lender re valuation today - its not back yet and she is going on a weeks leave so will ring me next wednesday to discuss result and required mortgage etc. i just want this sorted now. so will be at least another 3-4 weeks before finance can be finalised and it can be released to construction Re: Hickinbotham Build Northern Adelaide 47Jul 12, 2017 10:07 pm Awh the waiting is a killer! We are still awaiting our soil test/reports etc for footings But on a good note our selections is finalized with our master plans and signed off Then waiting for counsil approval. We are going through homestart with financing so our settlement and evaluation is only after full council approval. was a little dissapointed to see huge puddles of water against some slabs and no temporary downpipes attached to the gutters of houses under construction to channel the water away from the slab - considering the soil type i would think it should be done and is something i will raise with my SS once i get one assigned if i see water pooling at all Hopefully by the time they start my house will be end of the really wet weather anyway Noticed another builder with temp pipes running from gutter. Hope better weather when both our building starts. Did they take the current flooring in consideration for the valuation? Might it effect the value as well when opting for cheaper options? Is re evaluation an option? Re: Hickinbotham Build Northern Adelaide 55Jul 19, 2017 12:49 pm don't want to spend the extra for another valuation if avoidable. have enquired about the costings in fees/LMI etc if i was to add another 15k to the mortgage and exceed the 80% LVR that im currently operating on. don't think changing the flooring etc will affect their valuation as they said re my submitting my flooring/concreting choice to my lender that i can change to a different concreter etc if i get a cheaper quote Re: Hickinbotham Build Northern Adelaide 56Jul 19, 2017 12:58 pm would think thT vinyl planks will have some added value over vinyl sheeting. Will pavers work out cheaper than concrete for perimeter and drive way? Hoping it wont affect you to much with adding extra $$$ Did you look at Solimans flooring or at Bunnings for vinyl planks? We were told that LMI would be about 6000 (CBA) - not sure whether that is standard cost or sliding scale for loan amount. Then you might pick up what it was or they did not take the flooring quote into account? Hope we dont have same issues. We tried to keep everything standard but only upgraded floor grates to ss. Shower head to rail one, kitchen apliences to ss, security doors , floors to vinyl board, and gutters to colorbond. we didnt go to extra light fitungs/ extra paint cotes. Will br goid to know what they dont take into account? Can it be something the builder does thats their mark up and although you get the value added its not meeting the value including their extras added on?
