Wich is only a small cost extra after hand over for the rest to put in. Was not worth it to pay $1000 for 1 bir when we can get a good one same dize at ikea for $600-700 and install self Any idea whT happens with valuations? Say toral build and land is 259k and we borrow 244k but value come in at 250k will it only affect lmi or anything else? Also will solar included inloan add more value to the it or not really? Re: Hickinbotham Build Northern Adelaide 102Jul 24, 2017 6:08 pm the built ins i ended up with cost about 2.5k total for both with 4 drawers and 3 shelves and nib wall - from builder Depends on your lender but i would assume if your build is 259 and valuation is 250 then its just affects your LVR witch can affect LMI and Interest rates etc. but is basically somethign to talk abotu with your lender if its comes to it no idea if they would add to value if you submitted with a solar quote - im going to wait 12 months and see just what my usage is before i add that - will allow me to size up my unit better i think. I just checked my sums and unless i have missed something once i discount the fees i have paid so far on land settlement etc i am at a total cost to build of 297k - not including fencing, lighting, curtains, pergola and landscaping. so i think a 299k valuation is pretty good found the base house and land package printout on the weekend and that was for 265k. Considering i paid 10k extra for the block as the one i wanted was already sold shows i only added 22k through all of the stuff i have added to the base build through everything this thread Re: Hickinbotham Build Northern Adelaide 103Jul 24, 2017 6:24 pm Thats pretty good! Did they take into account the whole price gor building and quotes for floors ? Was therd anything that added more value than other items? Or less? Or did theg not go knto that much of detail? We got told around $20 per sqm. Others got told $25psqm. But also got told that the warrenty with professional installation is more than if diy? Not sure bout that? If we do diy its 20 yrs if professional its 25yrs. Not sure how much truth it has. Also got told when buy flooring to add 10% more material than needed for waistage, matching etc. Re: Hickinbotham Build Northern Adelaide 108Jul 25, 2017 2:44 pm yes. and i can just imagine trying to claim warranty on a DIY installation even with a professional layer - would just point the finger back and forth. considering how long i want to get from my flooring and that it is something that everyone sees and walks on i know its best to pay more and get it done properly. besides probably not that big a difference once you pay installation costs Will speak with my uncle about it when i can - though he has only ever done carpet Re: Hickinbotham Build Northern Adelaide 110Jul 25, 2017 4:07 pm no idea - depends what needs to be done on site I know jim's do construction site cleanups including pre construction along with a bunch of others that might be better value i suspect that was just first one that popped up on google Its the kind of thing i would speak with builder or site supervisor when you have one etc about to see what you need to do if anything unless you have already been given a list of things to get cleaned up Re: Hickinbotham Build Northern Adelaide 111Jul 25, 2017 4:20 pm Our consultant said we just need to do a cleanup and maintain the property till they slope and build if we dont they leave everything in a corner for us...yhought that was included in build packGe. Think we just need to get grass and wheeds dlashed and if there is rubbish then remove it Re: Hickinbotham Build Northern Adelaide 112Jul 26, 2017 11:18 am got an approximate costing for getting a 3rd party in to lay self supplied flooring - probably looking around $15m2 so only saving 1-1.5k over getting supplier to install it. - would rather the supplier in that case i think as not worth the potential extra headaches it could cause Re: Hickinbotham Build Northern Adelaide 113Jul 26, 2017 12:52 pm Awesome, i agree with you with having supplier do installation:) im looking at options for our front and back yard but have no idea what we will bedoing with it. Thought about wood chips but thinking termites and potentially dont want to atteact them. It wont be big, back is only 10m x 5m and front will be 7m x 5m (taking away 3 m of drive way). Do you have an idea what you will be doing? Also hickies mentioned that we havd to maintain the lot till theh build if not the pile the scrapings and we have to remove it at our cost? Do you know anything about that and if maintaining is just making sure grass/weeds is short do we have to remove the clipings? Re: Hickinbotham Build Northern Adelaide 114Jul 26, 2017 1:11 pm no idea, my lot is just left as is and i dont need to do anything - but its an estate so slightly different to your situation. my front is approx 7x3 and intending to do a white gravel - with darker bricks and surfmist roof i think it will contrast nicely this is my current thoughts left side of house concrete with a 77cm strip of white gravel and right side concreted with a 20cm strip of gravel at the edge (might do some small raised garden beds spaced out along the left side as well. to fit in the 77cm space) my back is 10x4.7 and will be concreted/paved for the 1 meter path plus another 7x2.5 meter slab centered on the house (future pergola space). rear fence will have the gravel upto the edge of the pergola and the side fences will have whatever i think looks right at the time (probably 77cm) all remaining space will have either real or more likely artificial grass in it. I had selections start of June and if not for my floorplan change could have gotten the finance stuff sorted out before the end of june So reckon it delayed me about a month. what stage is your council approvals at. once mine it the 3rd stage took about 2 weeks. When soil reports was received the rep said they are going to send in counsel application (last week) and pur sales rep said if it was not last week then this week. So councel just at start of the process.(now 3 months buzzy, they really delayed with the sign off with the initial contract for no reason at all) we are bidically just awaiting councel, and then final approval once we got full councel approval and valuation)hoping by end next month we will have the full councel approval Hi, I'll be starting on my verandah repair soon - replace ledger, rafters, roofing iron, flashing etc. (fascia board already done).
