Browse Forums Building A New House 1 Mar 27, 2017 4:56 pm Have just signed up to build a Torquay design with Hickinbotham in Adelaide
Selected a nice flat 10x30 block modified the floorplan for the kitchen to give myself a pantry and then modified it again to use the dead space i was left with behind the garage Land settlement scheduled for July and they advised if the approvals go through quick enough and the slab is put down without any delays I may even have possession by early December or February depending on weather. Will update this as any developments occur with my build but i expect it will be a while before anything happens. Re: Hickinbotham Build at EyrePenfield (SA) 2Apr 04, 2017 8:49 am First variation - Land vendor rang me and said settlement should be in June and not July (guess they want their money this financial year) so had to go back and sign a modification to the documents. While there followed up with Hickinbotham and my file is still several weeks away from acceptance. I know following up wont speed things up but land agent recommended i keep onto Hickinbotham to ensure it does progress so will follow up again in another 2 weeks.
Re: Hickinbotham Build at EyrePenfield (SA) 4Apr 12, 2017 10:41 am This is the modified floorplan based on the Torquay. Main change i made was to the kitchen
Didn't like just having two sets of 3 meter cupboards plus overheads and no pantry Hoping no problems with the way the sales rep modified the kitchen I am also looking at options for an outdoor area to add to the back as its Northwest facing - considering a basic 6x3meter veranda or similar Re: Hickinbotham Build at EyrePenfield (SA) 5Apr 12, 2017 11:00 am options i added at the time
took the Time to save promo for its inclusions 2700mm Ceilings the 4 dataport smart NBN wiring system Enlarged garage to meet estate requirements increased size of Laundry Linen cupboard Added built in wardrobes to bedroom 2 and 3 with NIB walls added a internal door to hall from front living area Added internal insulation had rear door added access to back of house 25 Degree roof pitch Have included aircon and vinyl flooring throughout but will get flooring done afterwards as my uncle works in that industry and aircon i will get 3 other quotes for before i reach selections Siteworks was estimated at 17k and hoping thats reasonably accurate - flat ground where they have built a number of homes before so system knows the general type of soil in the area etc Re: Hickinbotham Build at EyrePenfield (SA) 6May 02, 2017 10:08 pm well took 4 weeks to reach preconstruction stage and it went to planning last friday and the soil engineer rang me yesterday to confirm land access and that roads and gutters are in place. so no i just have to wait another couple of weeks till i can book selections meanwhile today the land vendor rang me to check on progress and told me to pester the builders so the land can be settled by june 30th which isn't going to add anything really to the speed at which they work Re: Hickinbotham Build at EyrePenfield (SA) 8May 10, 2017 6:48 am Recieved my selections booklet yesterday and lots to consider but will be sticking with the basic on almost everything now looking forward to finding out the prices on the few things i would consider changing/adding so i can compare with adding item myself after handover Re: Hickinbotham Build at EyrePenfield (SA) 9May 10, 2017 7:48 am Entilzha Recieved my selections booklet yesterday and lots to consider but will be sticking with the basic on almost everything now looking forward to finding out the prices on the few things i would consider changing/adding so i can compare with adding item myself after handover Prepare to be shocked our Baltimore is about 90k dearer than the 'base' model and we thought we weren't going overboard LOL Re: Hickinbotham Build at EyrePenfield (SA) 10May 22, 2017 5:07 pm still no master plan or selections appointment but have had a response to my email about prices on some of the things i am likely to select was a bit of an eye opener but think i can keep my selections to under 5-7k extra at this stage. just wont be doing downlights or upgrade the flooring/tiles etc as that will add a couple of thousand at least though i am tempted to upgrade the doors. interesting that they dont provide a controller for the hot water service but charge extra for it extra dataports are $190 and i wanted 10 extra ports above the 4 that are included - debating if i should re-asses that though do it once and do it right comes to mind. was interesting that they recommended i get external quote for the security screen doors though all the other prices sounded close to what i would expect of course with the other changes i have made i am already about 10k above base price Re: Hickinbotham Build at EyrePenfield (SA) 11May 22, 2017 11:41 pm janbo our Baltimore is about 90k dearer than the 'base' model and we thought we weren't going overboard LOL Just curious Janbo what extra's you did include and where the price jumped up from the base model Re: Hickinbotham Build at EyrePenfield (SA) 12May 23, 2017 6:34 am Most of the standard inclusions were okay but electrical added a whack, tiles, we wanted electric hot water, brick colour, mortar colour, other upgrades oh and the footings were $35k instead of 20k Re: Hickinbotham Build at EyrePenfield (SA) 13May 24, 2017 11:01 am Final Plans are done and hopefully will have them today or tomorrow Have my selections booked in for next Thursday Got details of some more electrical prices etc Been going over the options etc and so far i'm still under 5k more than when i signed the contract - focusing more on the things that are hard/expensive to add or replace down the track. was nice when they corrected the data port cost from 190 to 130, gettign rid of the smart wiring system and just running extra dataports and i will provide the networking gear and liaise with their electrician for the requirements though i would like to do timber architraves but will be a lot cheaper i think to pay $500 and get them painted a different colour to the walls Hoping this means some real activity will start occuring in another 2 months or so Will have fun updating this next week with all the results meanwhile i'm at selections center again this Saturday and doing the display homes again on Sunday for last minute thoughts and ideas Re: Hickinbotham Torquay Build at Penfield (SA) 15May 29, 2017 2:40 pm now looking at minor ways to improve the layout due to oversights on my part
Kitchen bench extending outwards to line up with the hallway wall - extra 40cm or so more bench space at a guess plus the related cupboard. deciding between 2 or 3 hot water service controllers bathroom, ensuite and kitchen or 2 with the kitchen controller on the wall near the kitchen light switch so easily accessed from bathroom. decided on cobalt bricks with a surfmist roofing and extra for a white sand mortar colour which i think makes the bricks look a lot better, Extra to go to Colorbond gutters/fascia had to cut back the amount of dataports but will speak with their electrical contractor and pay to get them to leave extra cables in wall for future termination if possible looking at a white front door with small frosted Glass cutouts to allow light in but not big enough for hands cant decide between white doors/architraves and skirtings or leave as default wall color in the semi gloss. Walls will probably be taubmans marble mist. Adding extra drawers and shelves to built ins. Adding water point to fridge provision space package comes with milan semi frameless shower screens - asked about white adn frosted glass - nope only stainless steel and clear glass. Will be doing white tiles on wall and still working out the floor tiles Adding heat lamps - 2 lamp combo to ensuite and bathroom anything that can be easily done after handover i'm going to put of for now esp if its something unlikley to add value when the bank does their valuation Re: Hickinbotham Torquay Build at Penfield (SA) 16May 29, 2017 3:01 pm photos of some of my likeley selections choices Selections Album Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ Re: Hickinbotham Torquay Build at Penfield (SA) 17May 29, 2017 11:19 pm Entilzha photos of some of my likeley selections choices Selections Album Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ Same as our bricks Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ our build viewtopic.php?t=87100 Re: Hickinbotham Torquay Build at Penfield (SA) 18May 30, 2017 9:34 am yes i saw your pics earlier and was one of the things that helped me make my choice. what color roof is that? Always find it hard to judge a roof color from photos due to light and glare etc and what are the gutters? Trying to decide if worth the extra $500 to go from zincalume to colorbond and am leaning towardsa a big yes on this so many decisions to make its almost fun except for the ones you make that you then wish you had done something else but dont want to pay the cost to change - my rear roller door on garage - wishing i had done a half roller door or even a normal door - in the default plans that area behind garage is bigger and suitable for a small outdoor entertaining spot which is why i put it there and when area got reduced due to estate garage size requirements etc i left it there and now reaching the time where i decide to put nbn and related IT gear in WiR or garage.- think the WiR is better Re: Hickinbotham Torquay Build at Penfield (SA) 20May 30, 2017 10:48 am yep i should have read through in detail as well as looking at the pictures - i like the monument color and its my 2nd choice but was concerned it would look to dark combined plus increase heating and cooling costs etc Hi, I'll be starting on my verandah repair soon - replace ledger, rafters, roofing iron, flashing etc. (fascia board already done). My question is about the timber ledger… 0 3336 1 2992 Hi All, see above image.
