All i have to do after handover is curtains, flooring,lighting and concreting i think. Re: Hickinbotham Build at Penfield (SA) - footings report in 26Jun 23, 2017 1:46 pm nice selections and what a great idea for all the nbn stuff in that dead space. hope your variation comes out under Re: Hickinbotham Build at Penfield (SA) - footings report in 27Jun 23, 2017 1:56 pm Got my footings variation costing Wednesday Interesting result Footings about $1k under estimate then extra for soil removal and extra again for longer than standard utility run so only amounted to an extra $431 increase - should have picked the block next door - might have been cheaper utility run Land settled yesterday as well have now gotten a flooring quote and waiting on a couple of concrete quotes that i will provide to my lender with the bank pack once its received to hopefully have them funded under the mortgage leaving me just my share of the fencing to do Realized i was going to be cutting it close with available funds afterwards if paying for them myself and would rather have the extra in the bank for emergencies so hoping they boost the valuation by a comparable amount Have realized over the last week i pushed my budget to the edge. The repayments themselves aren't the problem just getting a high enough valuation so i have cash left at the end and stay below the 80% lend mark Re: Hickinbotham Build at Penfield (SA) 28Jun 26, 2017 4:06 pm received a copy of the bank pack today - of course it shows teh unmodified floorplan but at least its all now progressed Have requested my lender to not proceed with a valuation till i provide them the flooring and concreting quotes to have them factored into the valuation along with the final masterplans that show this variation reading through the CFR its not straightforward but CLASSIFICATION: H2-D, Ys = 64 mm. so looks like highly reactive clay that may experience very high ground movement from moisture changes. Moisture content B (below plastic limit) with a bearing rate of medium (Stiff) Builder also requested my approval to make a zero charge variation when i modified the floorplan to increase the size of the garage i asked about replacing the roller door with a normal door and was told would be a $400 plus charge however i could stay with a small roller door for no charge turns out they cant put a small roller door there after all and will now put a normal door in that spot at no charge. Now to wait and see i my selections consultant can get a deadbolt added to that door at no variation charge or not. Thanks and yes getting that magic 80% valuation makes or breaks it. can afford the repayments etc easily but want to keep mortgage insurance out of the picture. can always cut out things to cut the costs but risk is then reducing the valuation as well. Thinking i should have left ceilings at 2.4 now though Re: Hickinbotham Build at Penfield (SA) 31Jun 27, 2017 6:15 pm When my building consultant said approvals are normally fairly quick in this estate they weren't wrong Pretty sure its only been 3 or 4 weeks since it went to council and its now at final stage of approval which will take about a week, So by the time i have my finance finalised it will be ready to release to construction hoping it goes up as quick as some other houses i have been watching them put up.
