Browse Forums Building A New House 1 Mar 23, 2017 1:06 pm Hi We have a 350sqm block in the suburbs of Sydney. We are looking for a double storey design that utilise the allowable floor space ratio. A design must be atleast 35 squares. Land specifics are: 12.5(w) x 28- zero lot. Some of the council regulations I can think of. 4.5 metres from the front and 4 metres from the rear. Therefore the ground floor can't be more than 19.5m in depth. 0.9m from the sides, therefore 10.7m should be the width. This can change to 11.6 if the design could make use of the zero lot for the double garage. Your suggestions are much appreciated. Not sure if they have anything as big as 35 squares that will fit though. We have a 335m2 lot (12.5x26.5-27.5) zero lot and 31 squares is about as big as we could fit on (Aspiration 31) Check your councils requirements for 2nd storey setback. CDC requires 8m set back for 2nd storey but sometime council will allow it to be closer to the back boundary. If you can do 4m back boundary setback for 2nd storey then Mojo Homes may have some designs which might suit you. They were all too close to back boundary for us even through council. We live in a 30sq home, no point in upgrading if less than 35.
