Building A New House

When I built my first house, I was on here every day! A few years have passed and I'm looking at building two houses on a splitter on the north side of Brisbane.
I am having a hard time properly costing the build. The blocks will both end up being 10m x 40m and we are looking to build something of med-high standard. Nothing too flash but caesarstone benches, 450mm tiles, etc.
Both houses are going to be 4/2/2 and between 270 - 300m2 and I am budgeting between $290k - $310k each. I will probably end up doing floor coverings, window coverings, landscaping, etc. without the project builder but those things are meant to fall withing the budget.

I am asking for people that have have built similar style homes what the total cost was excluding basic site costs. I know that there are standard formulas to estimate $/m2 but nothing really makes it real quite like someone else having run the full exercise.

Not sure if you're interested, but here in SA Metricon do Dual Occupancy houses that are a much lower price each, than if you were to build 2 separate houses. Im not sure they do it Australia wide though?

That is a good option but I don't think that it would sell or rent as well in the area that I'm looking at. I know that people are doing heaps of these out in Ipswich but North side of Brisbane is probably a bit snobby to get a good return on a duplex.
