My wife and I are looking to build in about a year or so. We know exactly what we want and have been looking around seeing what builders have on offer. We found one project builder with the exact house that we would like and within our budget. After speaking to one of their consultants we found that we would go way over budget with the amount they charge for upgrades (eg: $70 for down lights when you can get them for $10 at Bunnings) so we were looking to owner supply a lot of the materials. Just wondering if anyone has had previous experience with owner supplying with builders? And wether we should look more into a custom builder or even doing it myself and hiring a project manager? If costs is your issue, custom builders will definitely cost more. We're really struggling to find a custom builder to come within $150k of what project builders cost. I've heard through owner building you can save up to 30% but there are risks too... keen to hear from people with experience on this as well

Paid a set fee to owner build to a project manager, got top trades and really good prices, would have cost me more if I had not got project manager and that's including his fees, also allows you to chip in with your own labour and or research and quotes.

We thought about owner building but were told that its harder to borrow money for as its a higher risk for the banks so you need to have a large chunk of the build cost yourself.
