So far I have had a chat with Latitude 37 and their work seems to be good and general have got good feedback. There are a few L37 houses being built in my area as well. Perhaps it is just me and that their designs don't appeal to me. They do both custom builds and have predesigned templates. Their build prices are good as well. I am also going to be chatting with Mazzei and Thomas Archer homes this week and happy to let you know what my experience has been like. Inform has very good reviews but they are out of my budget by $300k. So far my estimates have come in between $550k to $700k but I am aiming to $600k. All the data that comes from the Model ie material quants, l/m,.m2,m3 can be coupled with material costs, labour constants, specifications ,etc these are available online, benefits a. the whole process is automated b.The same data is all linked throughout the process no human error. everyone is on the same 3D Model c. You will be able to run simulations like "What if...", Compare A, B,C.. Construction Element Costs... " ,Quickest build with reference to time & Cost ( My Favorite) , energy, multiphysics Stress & Strain,cfds,etc,etc) 3.2 above will give you an indication of realistic pricing before you start to get quotes 4.Get 3 quotes and check them with your own BIM estimates. 5.The same model and data can be used for variations and site inspection , compliance checks,etc But it all starts with having the correct 3D Bim Model & In4mation (Data, Time,Planning, Costs) If your designer/architect/ builders is only offering 3D Bim Rendering Images to you Then find another one that offers the complete Design, Engineering & Construction Bim service. hth Designer,Engineer (Civil,Const & Envir),Builder,Concrete & Masonry Contract.Struct Repairs Re: How do you choose a custom builder? 28Mar 29, 2018 7:36 am Trieste Hi MisterSlope How did you go with Thomas Archer? Cheers Hey trieste I actually didn't pursue Thomas Archer because their design/build methodologies are a bit limited. Their latest display home they advertised for a short duration late last year was nice but it didn't quite appeal to me. The issue with Thomas Archer and other "boutique builders" is that they have very limited suppliers. Some are open to letting you bring items from other suppliers and some don't. This is where my problems started. They design in a way that suits their building methods. At the end of the day I wanted something very custom and plus being on a slope with overshadowing in winter, the architect was the best route. This option gave me the most control from a design perspective as well as from a environmental sustainable design perspective (ESD) too. ESD is an important component and the architect will engage an ESD consultant as well. From a building perspective, I have couple of options for architectural builders. These builders operate with the same crew on most of the projects they undertake so you avoid the volume builder horror stories. The architect will come up with the design based on a comprehensive brief I have provided in-conjunction with pinterest mood boards. The design phase is long with fortnightly meetings scheduled. Finally, I haven't bothered with the recommendations from the poster below your post. That is why I have engaged an architect. They know my brief and they know my budget, they design and build according to those constraints. Furthermore, I am also engaging a quantity surveyor as well. Are you under the illusion that when an architect is commissioned they just produce a pretty picture? Typically there are four key components: 1)Schematic Design, 2)Design Development 3) Town Planning and 4)Documentation/Pricing. Design Development is where the architect will work with consultants (i.e structural engineers) to work out the structural/construction details. "My Engineering BIM will" - are you under the illusion you are the only one who can figure this out? Or perhaps this is subtle way for you to pitch your business on these forums? As long you are remember no matter how many times project home builders throw words like,"luxury or boutique", always be mindful where these products are coming from. Especially glazing/windows the lower tier brands like Stegbar, Trend, don't quite cut it when you are aiming for a passive heating/cooling type home. At times I found it confusing because all these project home builders offer tiered builds. If you want something nicer, you need to pay more and more. Additionally, passive homes are something no project builder can do because it requires a certain mindset to design and build with. Hence the reason why I went with an architect so that I can pick & choose what I want and from where I want. Additionally, you might want to also look at Inform Design, https://informdesign.com.au. They have standard designs which they work with pleysier perkins architects. If you look on their Instagram account you can see some of their designs they are currently building.
