Finally the Building Start date is closing in fast and should be scheduled for May 2017 start so hopefully everything goes smoothly till then. Quick Background I am getting ready to build the Charlton 28 with extended Alfresco on S.E Melbourne suburbs with few upgrades i am hoping to pull it with a budget of 320k. I am a first Home buyer and prior to that i was looking to buy an established house for 2 years till i gave up and decided to buy new land and build. Purchased the land on Feb 2016 and land is settled few weeks ago, got colour appointment done and have plenty of photos and prices from WOS which i will be uploading for all those looking to build with PD in general and Charlton specifically. My contract Is scheduled next week so i will be preparing for that as much as i can and i would appreciate for those that went through it to give me any tips, i will be going on a journey till the build in finished which is the end of the year so i will update the thread with my experiences prior, during and after the build. In the coming days i will be uploading Pics, prices and experiences from the day i decided to go with PD which was about the time i purchased the land. I've got some stuff on my blog about our contract appointment, so far our experience has been great with PD and our contract appointment was very straight forward. I will make sure to check out your blog Re: Building the Charlton (Baby Charlton) 28 By Porter Davis 4Apr 17, 2017 12:07 am Hello, so an update i got the contract signed finally and now pending council permit and site start date (most likely next month). i went to see my estate and land the other day and almost missed my street completely because half the land blocks started already and i thought it's not my street as there should be just a big empty space (i had to look and stare at my street sign for 5 seconds to make sure) , i last went 5 weeks ago how could they be that quick, one house already had the frame up i was shocked. Neighbour buider already dumped few rocks and a Tuna can on my land A light pole has been hit and it's leaning at the end of the street (by one of the builders truck i suppose) My land looks like a mini road all the trucks been using it to cross to/from the next street. (Maybe put some mines that would teach them ) just kidding. The houses getting build looks amazing honestly big thumbs up to many of the earlier stage house owners. Re: Building the Charlton (Baby Charlton) 28 By Porter Davis 5Apr 17, 2017 12:33 am Looking at the prices for the land and houses i put a deposit on the land more than one year ago and locked in the house package price around the same time plus few discounts since then but my land cost more than $50k more to buy now in the same estate and the exact house package is more expensive? It's crazy how much price increase as time goes, i asked someone who bought in my estate a year or so before he told me of his price and i was even more shocked. Re: Building the Charlton (Baby Charlton) 28 By Porter Davis 8Apr 17, 2017 2:08 am I went to WOS and it was great a lot of options and nice things, Now i trained myself to go there and be happy to live in a Hut with Minimal Upgrades just the structural stuff however i got hooked and fell for some ugrades which i couldn't resist while others which made sense to upgrade due to costing similar price after or more headache to save an amount not worth my time. I did pick up a trick of what i wanted though before going there and only changed my mind on few things from colour appt to contract, i did visit some new houses build by porter davis which was on the market and it gave me a lot of ideas of what to pick, you would be suprised as how some colour combination or other things looks in real life. I also i got into the habit of searching on the net for houses build by porter davis and comparing, one way is to go to realestate.com then go to the SOLD option and click search that would bring all houses sold in your state then in keyword advanced section add PORTER DAVIS (or your builder) and that would bring house sold most likely build by your builder and check the images of recent houses sold and get an idea, many in this forum do constantly advise to go many times to the studio and get ideas and prices before D-DAY and i know why now, especially all the upgrade option just in case. Yeah WOS gets more impressive as time goes, mainly upgraded stuff though lol The wardrobes was affordable, they cost more or less the same outside so it's no brainer to go with them. Thanks for taking the time to upload all those pics. How long did you spend there? Hi shellu, Yeah the place is very good and you can have alot of ideas. I spend 2 days because i am building a double storey but since i knew what i wanted i could've easily crammed it in one day but couldn't because each department needs a booking and they couldn't take me on the same day due to other clients. so i was finishing each booking early and filling on more caffeine and wondering around the area waiting for the next appointment. This has threw my colour co-ordination off track to the front of the house. There are 2 sections now which has to be rendered in different colours. Now there is A Main section and a feature section. How long did it take you to get council approval? Are you in Cardinia or Casey? We've just had our second soil report and should be going for council approval soon with Cardinia Shire. Three options 1 Ask the liquidator 2 Find another PD customer and ask the source of their report 3 Pay for new report 3 12320 Thanks for your reply. I will just wait and see I guess.
