Inspector said he was really happy with everything. Concrete guys had done a great job and were fixing any little thing the inspector found as he was going. So pretty much all minor issues have already rectified. He said he has never seen things go so smoothly and probably doesn't have anything to write in his report now!! Well still money well spent in my opinion. Lovely bloke too. Pour should go ahead tomorrow morning. Tomorrow will actually be 2 months exactly since our site cut! Here's a photo of base today. That is certainly a big relief. And agree, the money spent is well-spent. We wished to have one for ours but no real viable options nearby as we are nearly 2 hours from the nearest major centre. I often wonder if builders try to "impress" inspectors if they know they are coming. The flip side is stories of inspectors who really miss big obvious things... otherwise, there probably is a specific standard that most builders aim for, and as long as that fits with the standard a consumer or inspector expects, then everyone is happy. At the end of the day, you want to have trust in the people you hire.. and that includes your financier, your builder, your inspectors. If they can gain your trust and keep it.. you are in good stead. We were advised this arvo that our builders' inspector came by after ours and found other things our inspector didn't. He has failed our base. Our SS reckons he's never had this happen before. Normally it's the private inspectors being more picky than the other way around. Has anyone had this happen to them??? Now awaiting to see their report. Hopefully they are minor issues and easily addressed so the pour can go ahead tomorrow as planned. I've always known the independent inspectors to be more strict than the builders' inspector. I'm interested to see what they found. Keep us posted. Also it may be worth forwarding the report to your independent inspector for their comment. If I was you I would be getting in touch with the owner or darbecca and ask them to justify why you should even pay for their report at all if things have been missed. If they only picked up on half the issues maybe you should only pay half the cost!? Maybe you won't need future inspections (or less of them) ? Also if you continue with darbecca at the very least I would ask for a different (more experienced) inspector. The important thing is you have progress!! Congratulations! Well it turns out their inspector was going above and beyond the standard, so not a matter of ours missing something. Our inspector was really good about it all, following up and going back on site to check. It almost brought his reputation in question so fair enough too. But he was great about it. Anyway, all issues have now been addressed and base has been given the official "pass". Pour is now booked in for next Tuesday. For the sake of a few extra days I guess we will have an extremely high quality foundation, so can't complain too much! Originally we had the windows at 700mm wide as per the drawing below. Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ However we've since increased them to 850mm wide to make them a standard size. This obviously changes the spacing between them. We can just reduce the gap either side of the windows to accommodate I.e take the extra 150 from 510mm, which will make the gap either side 360mm, and the leave the gap between them at 1340. OR we can decrease all the spacing between the windows including where the rangehood is (rangehood is 900 wide). What do you think? I guess I am just concerned how the tiling is going to look. Our tiles are are 300mm wide.
