Have been enjoying reading and learning from this forum. It's our turn to share our journey and looking forward to hearing your advice to avoid the unnecessary and costly mistake. It is an exciting time for us, and we are currently at post demolition, Final engineering / Final site inspection stage. We are hoping to get the building permit by next week. We are slapped with $66k for site cost, where 32k going to site cut 10.08 (gentle slope), piers, and slab design. The other 34k is the Established area surcharges including: 1) additional crane 2.5k 2) safety for neighboring homes shade cloth: 1k 3) additional site cleans: 2.4k 4) restricted site smaller trucks delivery 1.8k 5) nature strip maintenance for temporarily deliveries 750 6) footpath and street cleaning 1k 7) traffic control as required 5k 8 ) road closing permits 8k 9) line concrete pump 1.5k 10) parking permits 500 11) footpath protection 900 12) stormwater connection to kerb (for old areas) 4.4k 13) storm water discharge points repair 550 14) crush rock 850 15) re-establishment survey 1.5k I'm interested to hear if other folks who has similar experience doing a KNR. I have a few questions: 1) We are keeping out shed at the back of the property. How do they reconnect sewage? Do they need to connect right from the easement? The easement is located at the far back of the property. Do you remember for your case, how were the underground services put in place? As you can see from the picture I have a row of conifers at the front of the property. If they need to dig the lay the services from front of the property those trees will be in the way. Thanks for the link to your thread. You have a steep block. Re: Knock Down Rebuild Burbank Onyx 4500 Melbourne Eastern 4Mar 12, 2017 4:41 pm We had to have an underground pit installed on the footpath for the electricity and the builder ran a conduit underground to the switchboard on the front right of the property. From there it was run along the frame throughout the house apart from the island bench in the kitchen which was run under the slab to run the power to the island bench. The gas is the same - run underground to the gas meter on the side of the house and then run to the kitchen. Our site costs were about $60K and we had a "zone surchage" - of $5K from memory. I'm doing a KDR at the moment in the Melb Eastern Suburbs. I'm currently at pre-slab plumbing stage (just visited the site today). All plumbing (storm and sewage) goes to the front of the property. They don't touch the easement at the back. Power also goes to the front of the house to the new pit. I have much more fall on my place so my volume builder is doing a split level slab. I don't have to pay the established area surcharges but my site costs are higher (perhaps some of the allowances have already been made in my site costs). Based on your breakdown, it looks like you're located on a main-ish road. I do feel that 8k traffic control and road closure is overboard. Which suburb are you in? who is your builder? How long did it take from building permit to site start? For us it took a long time from deposit payment (April 2016) to now close pending Final Engineering. We think the pre build process is very slow, I'm hoping to move in by early Dec 2017, going at this rate, I'm very fearful that we will not get it in before Christmas.
