Today i would like to ask all of you, those have already bought the property [house + land] package, I want to find out your experience so far on this development, land, building, etc...
1. This weekend [13/4] we are going to meet Steve Ange, to provide initial deposit and sign a contract for Land.
My question here, you need to pay 10% after singing the contract, within 10 business days. Does any has tried to negotiated and able to pay ONLY 5%, instead of 10%?
2. What happens after you have singed the land agreement and paid this either 5% or 10% initial deposit? As per this LOT which we are planning to secure, they are advising them to be released/settled during Jun - Aug.
In your dealing with Miravc and recent/past purchase at the same site, do you see this is likely to happen within Jun - Aug? or do you see there would be a further delay?
3. Last point, after singing the contract, providing 5% or 10% deposit & getting land title cleared, how long does it normally takes for your builder to start building?
In your experience so far, do builder also takes a longer time to start building? [i understand each builder works different and has their own timeline] Or once building starts how soon you have experience for the house you owned and start move in?
FYI... at this stage, i am thinking to go with Burbank. However, I am yet to start the investigation and shopping around to finalise the builder.
Appreciate your honest comment/opinion and even something we should be very careful on any of the above points, please do let me know.
