We have finally completed lock up (even though the garage roof is still not on, they're having issues getting trades) and had our pre plaster independent inspection last week. Booked it through Darbecca and the reception must of gotten things mixed up because even though it was booked with our job number they booked the appointment for my Mum's place next door!! So the day of inspection, I turned up and nobody was there, so I waited around and whilst waiting I figured I'd pay my invoice and noticed that the invoice was for lot 262 not lot 261! So I gave the office a call and it turns out the inspector had arrived an hour early and was next door and had literally just completed the pre plaster inspection for there even though it's not really anywhere near lock up He said he didn't think anything of it since they do a lot of inspections where stuff is nowhere near completed so it's not out of the ordinary. I thought it was hilarious and we had a good laugh. Lucky for us he didn't have any appointments booked for the rest of the day so he did ours straight after, they found a few issues which have now been rectified so I'm very happy with Burbank's response. The main issues found were - Dwelling not water tight due to missing windows, flashings, cappings. - Small amout of noggins that need to be replaced or added. - Electrical wiring for the island bench top area passes under the slab in a conduit that has two water pipes in same. It must be placed in a protective conduit that is water tight. - Few bricks have been damaged - I was later told by my SS this was done on purpose by the electrician because those are the spots where vents will be installed, so those bricks will be removed and replaced with vents - Excess mortar in some of the weep holes - Windows have not been packed as per manufacturer's instructions - A number of places the electrical wires and plumbing pipes are touching - A small number of windows are out of plumb - Insulation installers have not installed insulation wall batts within the lower wall frame beneath the bath hob I've been told plaster is going up this week and once that's in the kitchen and stairs will be next . Once that's done he wants to have an on site meeting and will be able to give me a finish date. Fingers crossed we don't hit too many more delays and get in by Nov! Here are some progress pics The mostly completed exterior, still missing garage roof and render, we're really not loving the white cladding so will have to have it painted a different color after handover. Pretty annoying when these little hiccups occur but good to hear they got things back on track, how do you stuff up a soil test I wonder? Keep us updated on the site start, if you start end of June then you should be able to move in by the end of the year, yippee! Dreamhomemummy Congratulations! YAY that's fantastic you have a site start date, and not too far away too! The patience has paid off and soon you will be able to see the fruits of your labor Looking forward to seeing the progress! Not a lot happening on site for us the last couple weeks, more bricks have been delivered and the scaffold is completely up, gutters have been installed and more bricks delivered, a few have been put on the scaffold late last week so looks like they will be bricking the rest of the house next. The plasterers were actually on site finishing off the final touches so it's all done, except for a small section in the garage which can't be done until the roof is on Pretty excited cos I've been told the next step is kitchen and stairs, woohooooo It's taken just over 5 months from site cut to get to this point, which is pretty good I think, hopefully it will be another 2~3 months before handover so they've made pretty good time with all things considered. Pretty sure we'll be in before Xmas, which is good cos hubby's family from Norway are coming to visit and we have nowhere for them to stay in our rental! I am assuming it could? Wonder how much it would cost , i asked burbank if they could render our cladding but the answer was no because we signed the contract that way and even though we are at frame stage it was still a no. Re: Modified Burbank Indigo 5100 in Grandvue Officer 253Sep 11, 2017 9:19 pm Went and had a peek this last weekend and the kitchen cabinets and stairs have been installed All the doors are in as well as all the skirts and window arcs on the lower level. It's starting to look more and more like a house and we're beyond excited to see the final touches! There seems to be a slight problem with our kitchen island tho, we had specifically asked for there to be no overhang on the island - I just hate the look and having young kids running around they're prone to smacking themselves on the stone corners made it a big no no. We had a long conversation with the color studio when we visited and also our CRO before we signed our final contracts and was assured that there would be no overhang (a variation was added to our contract that 1200mm laminate end panels were to be used on the island) even tho on the drawings there was a 200mm overhang (which is standard). She assured us that even tho the drawings were not correct they had added notes to the drawings so everything would be fine. Well looks like they've missed the note on the drawings and there is a 200mm overhang! Am meeting with our SS Wednesday to have a chat about it and hopefully we will sort something out. Whoops, guess it'll work for noise still. Had a meeting with our supervisor Brad today, he asked me to email our CRO and ask her to order the correct end panels for our island so hopefully there won't be a huge delay because of it. The waterproofing and fixings have now all been completed, the garage roof finally gets installed tomorrow, and the painters will start next week, and it will take around 2 weeks. After painters the tilers will come through and that will take a couple weeks as well, but the tilers wont be able to start unless the kitchen island issue is fixed first, so hopefully the panels come in quickly and it doesn't cause too much of a delay, but in all honesty I'm not liking my chances. The SS said hopefully he can finish by mid to late Nov and we can have handover sometime in Dec. Fingers crossed we make it before xmas!
