So i have decided to start me own ? I started off signing a contract with a different builder which ended in me fighting a $50,000 footings/site works fee for a 218sqm house on a dead flat block !!!!! Anyways long story short i have just started the process all over again with Fairmont who have told me my footings should come in at a much MUCH lower price (fingers crossed) I am building an owners design on abit of an unusual block and so far my consultant has been great ! Touch wood ! I am starting this topic in hope i can get some feedback and read about other experiences too. And i look forward to updating my progress ?? Eek at the $50k footings, that's scary money! All the best with Fairmont, I've followed most of the recent local Fairmont builds and they seem to have plodded along smoothly and look great. Re: New home builder Fairmont, Reynella SA 3Mar 05, 2017 4:40 am We have just built with fairmont and had a pretty good experience. Our footings costs came out very close to the estimate. I was able to do a bit of research of similar sized house builds in this area and ours was in the same range. Keep in mind that even if the block is flat, the soil conditions really dictate the type of slab and footings required. And as for the soil we luckily enough had a copy of our neighbours who are building on the same subdivided block, theirs was a quarter of the price and after sitting down with the construction manager and handing these over he magically dropped the price down to 37k ? Anywho trust went out the window and that is what made us change builders ? One question i do have if anyone can help me is what else can cause variations during your build ? Other than at selections what kind of nasty surprises could i be hit with or is it pretty straight forward once construction gets underway?? Just be aware of things that aren't in the contract like fences and retaining walls, soil removal, stormwater if you dont have it included, then things like blinds, light fittings, landscaping, perimeter paths and driveway, termite treatment, data cabling tv aerial and stuff. You can go to direct interiors and price up your selections, and supreme kitchens and price the style and extras you like. Both will give you a basic run through of what you get as standard. These are some of what we have included in our contract (hopefully will help anyone looking to build in the future) Upgraded insulation to external walls R2.5 Internal walls R2.0 Ceiling R5.0 2700mm ceiling height 23 power points (20 are double) 21 light points Brick work over windows and doors Fairmont include bonus kitchen upgrades and bathroom upgrades Termite treatment to tiber frames and penetrations 3k soil removal (which i have been told will probably not be enough?) Our storm water we have decided to do after the build but am interested in hearing how much anyone has been quoted to do this as construction is happening ? ? We have now used a custom plan and I think this time around there was much more research and thought put into it. My husband might argue too much thought We signed contracts at the end of January and received our copy last week. They have already completed soil testing and I think site survey and we are told to expect our reports within the next two weeks. We have read that Fairmont can be very slow and have terrible after sales support but I think that there is another build starting nearby so this part of the process is being hurried a little. If you are getting paved or concreted paths, you will want a perimeter termite barrier too, It can be spray or plastic barrier. We went with the plastic one as it lasts for up to 25 years. With the spray option it's cheaper but you have to redo it every few years. We were originally going to do stormwater ourselves after the build, and we assumed it would cost about $1000-1500 for the materials. The builder quoted us $2200 and they did it during the build. I think it's better this way anyway as you also have it installed during the build especially if there is rain around. It also means you dont need to try and get machinery in after the fact to dig up and make a mess. Oh thank you for your advice i will most definitely look into them doing our storm water as we have such a tight block it will be a pain trying to do it ourselves i did not realize they do it for a reasonable price ! This is alittle strange what exactly do they do in those few weeks before sending it back ? Massive sigh of relief! They came in slightly under what we allowed for and we'll under what our previous builder estimated - no retaining or steep driveway on this report?!
