Thought I'd start a thread to hopefully get some input/advice and to keep track of things. I am going to be building in the North Eastern suburbs of Adelaide. I have lurked on the forum for quite awhile, and read extensively through the Things You Forget forum, but any tips or suggestions are welcome. I haven't sent back my signed master plan yet, so if there is anything that anyone would suggest double checking, I will do. So far I have: Signed contracts and paid deposit on the land and build December 2016 Gained Pre-approval November 2016. Next week I have my selections appointment, and throughout the past week I have had my engineering report and soil report completed. Formal approval is in April and land settlement is at the beginning of May. I am looking at getting my carpets and timber laminate flooring done after handover. - Did anyone source and install their sinks separately to their builder, and did the builder accommodate for that? - Anything that is recommend upgrading through the builder, and things that are not? (As I am at the top of my budget now). - Has anyone got a recommendation for a Taubmans internal paint colour, looking for a crisp, clean white with a hint of grey that doesn't throw blue or beige? Love the design - we are building the Felixstow Alfresco through Statesman. It's been quite a good process so far . We are doing airconditioning, flooring and a few other things ourselves. I don't see why they would have a problem installing aircon, mainly because they don't install the aircon until late stages, as there is always the risk of theft - which is extremely common on building sites!! Plus, aircon people would be used to crawling around in existing roof spaces on all sorts of houses . It's also much cheaper when you don't go through the builder. For comparison, our max quote has been $10,000 and the builder quoted $13,500 I think it was. We are doing our flooring through a place in Pooraka called the Carpet Selection Centre - they are MASSIVELY cheaper than the builder. We have a large house, approx 240sqm, and it will cost about $4200 to have floating floors and carpet throughout. It's not the best carpet, but it's better than the builders standard range. If we went through the builder we were looking at approx $6000. We upgraded things that would be difficult to change afterwards, like the kitchen - adding drawers, same in ensuite etc. Aside from that we left a lot of it as standard . Taubmans colour we picked was Gemini Silver 46. It doesn't throw blue or beige which is what we wanted too. Our colour selections lady said it's one of their most popular colours. I hope that helps!! I visited Taubmans and it's what the guy there suggested. I'm still undecided on the external colours, and I've only got until tomorrow. We had our selections earlier this month and chose Gemini Silver as well. Exterior we chose Dune for render and Woodland Grey roof, gutters and facias. We also went for a timber look roller door. Selections was a long process and some of the selections I had made for the bathroom tiling were actually not in the included range so had to figure a way around that. But I didn't spend too much extra, just on rejigging the kitchen a little to fit a different stove, adding a few light fixtures, adding extra power points and an upgraded front door. We purchased our land 2 years ago and have been going back and forth with house designs since then. We finally found a design that works for us. We are having a Multi Gen home. My mum will be coming to live with us as a live in baby sitter so I can return to work. I love the colour selections you went for alysanne, your home will be beautiful! It's very difficult to chose the colours you like, especially within the builders range, that will date well, and that you as the builder will still like when the home is older. We are still waiting on formal council approval. We aren't in a big rush. We found the selections that Statesman had to offer were really good, and worked well with the look we were after. We didn't spend as much as I expected on upgrades. The most costly being the toilets and the roller door as I wanted Decowood. My brother is a sparky so he will do all out electrical work after handover. The design consultant we had seemed a bit miffed about that. I'm assuming they get a commission based on how much we upgrade. We also chose to only really upgrade things we couldn't do ourselves eg. Skirting and cornicing, door heights (2340mm). Taps will be changed after handover as will the door handles, I almost died when I saw how much they wanted for the square plate door handles. When are you hoping building to commence? Re: Modified Carrington with Statesman Homes S.A [first home 14Mar 14, 2017 10:41 am Ckfd My main upgrade cost was the front door and the freestanding 900mm duel fuel oven. However, having connections in that line of work, they are selling them for the actually wholesale cost price so I decided to do it through them instead of externally, to avoid the non-standard provision fee (even though the oven I was going to get externally is the exact same oven they supply...). I do wonder how much they get for each of the upgrades. Mine wasn't pushy about any upgrades, in fact she was really good about what I shouldn't get done through them to save money. I also am hoping that door handles and taps are easy enough to get done post handover. Land settlement is beginning of May, formal approval is due mid April and lodged to council last week. So I really have no idea what the turn around is like once council gives the go ahead and land settles. I need council approval to come through for the sake of land settlement, as my finance is dependent on both land and build costs being finalised. (anyone have an idea of the turn around for build commencement once everything else has gone through?) If I can move in by the end of the year that would be lovely! Also, because I had my colour selections before it came back, I am unsure whether the pricing from colours has been included. If I am reading correctly though, I only have to pay $810 extra in total, with the price of the footings and storm water just slightly higher than the PC sum, which I am happy with.
