When I signed my contract the average build time was 20 weeks. I'm estimating mid October at the earliest, Christmas at the latest. Just wonder how long it actually take you guys to have your builder's pack for the bank formal approval. As I want submit as house and land package and the land has been purchased separately, it seems that the process takes much longer than I expect, they need 5 weeks from now till they start to draw the master plan, then after that, another three weeks for engineering testing reports, then another three weeks for color selection, which will stretch all the way to Nov. Does that sound right ? lol sorry I am not really that patient when I want to get things done. Any other tips or information would be great appreciated too. I am going to take few things out, including flooring, air-con, turnkey service etc, as I am trying to control my budget, now I have few questions to ask, hope you guys can help 1/ my question is about the footing. From your experience, the estimated cost from Statesman is pretty accurate or not?? The cost they have put down for me is 35,000, I am really hoping this won't go over, but under, they have their house and land package deal at Naretha street which is one street down next to my land, which costs $28,000. 2/ I have got a few quotes, flooring including laminate and carpet for the whole house 134meter2 fully installed is $5950 from Solomon flooring, air con got quoted for Fujitsu 6 outlets is $7190 by Air-con factory outlet at Woodville, obviously they are cheaper than Stateman, what about the quotes you guys are getting ? Any recommendations on good flooring and air-con places ? I am just waiting for my land title to be issued within this week or early next week, then hopefully the master plan and engineering report can be done within this month. It seems like we are both building in NE Adelaide. In response to your first post, I had a fairly long settlement on the land as my bank required the build and land to be submitted together. My settlement was 5 months, however I actually had to extended it out by 3 weeks because of the build. To give you a rough timeline, I signed paperwork for the land and build early December. I managed the book in an early colour selection appointment prior to receiving Master Plans due to the time restraint; selections occurred in late February. The last hold up was awaiting council approval, which came through in the last few days of April. I had to extend settlement on the land as it came in a bit late for the banks to process everything. Settlement was in mid-late May. I was released to construction 1.5 weeks after this, and they cut and filled the land in early June. My advice would be take their advice on timelines then add on another couple of weeks as a buffer as something always seems to pop up or take a bit longer. I also have a very tight budget, so turn key services/floors/air con are all being done after handover. This includes perimeter paving. I was recommended a flooring place by someone else in this thread, on Main North Road, Pooraka. I can't remember the name but their prices were good as is their range, their shop is just a little daggy. I also got good prices from Discount City Carpets @ Gepps Cross. I am going to revisit my carpet quotes in the next week so can give you an update. I have about the same amount of flooring to get done as you. My footing costs came in a couple of hundred dollars over the estimate, mine were about $38,000 from memory, which is nuts considering how small my block is. Aircon is not something I've shopped around for yet, but for the same money as what Statesman charge, you definitely get a much better system if you get it from elsewhere. My main pieces of advice are, if you don't understand something ask them what it is/get them to explain it. Don't assume anything is included unless it is written in the contract. Take care when looking through the stormwater plans and get someone to go through every note on it with you (stuff will be written but not in the contract so verify everything). Make sure you get good quality underlay for the flooring. Good luck, just ask if you have any other questions! Re: Modified Carrington with Statesman Homes S.A [first home 50Aug 24, 2017 12:09 am It's been a little while since I've done an update, same excuse as everyone, I've been busy! They have mostly completed the bricks and roof, they did the bricks first then started the roof. They have installed the insulation and plasterboard. The cabinetry is due for installation on Friday 25th of August, which is to be lock up day as well. I've been told it'll probably be done by late September/early October, so we will see. While I'm really happy with the progress and the build in generally, there are a few things that are bothering me and I am awaiting confirmation from the builders, or have been assured by the builders but still am unsure. The first is that the colour of the mortar is quite dark when I have paid for 'White Sand' so I am hoping it lightens and brightens a lot from where it is now. The second is that I am unsure of whether the sump pump is included in my contract or if this is an expense I will have to add on, I am looking into this currently. The last thing I will need to clarify with the builders is that the have installed the insulation, but the house is still exposed to the elements. This means that the insulation could have gotten wet, and at the very least absorbed moisture from the rain we currently had. The garage and some areas in the lounge area were exposed and not sealed off so I'm not sure how water would impact the insulation. I was freaking out as well as we have the white as well and it looked really dark. They came and did an acid wash on our bricks and the mortor came up so much whiter. I'm not really sure how far away they are from finishing as I still haven't received any information except that it is generally 5-6 weeks from joinery being installed. I've just had my 3rd supervisor switch over so I can't contact my old one to ask him what is happening. But it's shaping up into a real house and everything seems to have gone a lot quicker than expected! I got my keys last Friday (about 1.5 weeks after pre handover). Still have some work to complete from other contractors before I move in (floors, blinds, perimeter paths). Packing and then moving in and unpacking feels like the most daunting part, as it's all on you now instead of the builders. Plus you have to remember all those little things you still need like a gate, a letter box, clothesline. I'm tired just thinking about the small things. Anyway, it'll still be a little while until I move in. I want to treat the grout and paint the bathrooms with a high sheen coat for mould resistance.
