Re: Clyde Springs estate- Clyde North 22Oct 19, 2017 5:58 pm Hey neighbours, Stage 1'er here. Still waiting for our soil tests to come back they had a bit of trouble accessing the estate (they accidentally went down clydevale rd and not hardy's rd oops!) so we've had a bit of an unexpected delay. When I hear back with the costs I will keep you all updated. Estate is looking good. My partner have lot 123 which is a corner block near the park. Our fall isn't too bad (I think from memory about 700mm) but our block slants off at the edge at our fence line. I'm thinking we might need a retaining wall to avoid having an uneven backyard. Anyone know how that works? (is it our responsibility, is it theirs etc?) Looking forward to sending pictures once our build gets under way Re: Clyde Springs estate- Clyde North 23Oct 20, 2017 7:53 pm Hi Stroud2512, Have the council and other relevant approvals come through for the first stages? Not too sure how the retaining walls work, sorry! The builder should be able to advise? When is construction going to start? Re: Clyde Springs estate- Clyde North 24Oct 23, 2017 4:51 pm sandeepdes Hi Stroud2512, Have the council and other relevant approvals come through for the first stages? Not too sure how the retaining walls work, sorry! The builder should be able to advise? When is construction going to start? Yeah all the approvals and what not have been completed. Just waiting for the email to say it's officially titled to come through but they have told us to get our soil testing and bank valuations done (and this was 3-4 weeks ago) - so should be officially any day. Hopefully as soon we get our tender apt done and dusted construction should start in the next month I assume/hoping. It's taking so long I just want it to start - Shannon Re: Clyde Springs estate- Clyde North 25Oct 23, 2017 6:33 pm Thanks Shannon for updates, anyone else have any update? I am on lot 504 so long way to go....Thank you Re: Clyde Springs estate- Clyde North 26Nov 16, 2017 8:45 pm Just an update. Re: Clyde Springs estate- Clyde North 28Dec 05, 2017 7:56 am Just an update from Max Brown, expected title clearance is now May - June 2018 ( Delay ) for lot 504. Thank you Re: Clyde Springs estate- Clyde North 29Dec 06, 2017 6:55 am Yes Stages 4-6 are delayed to May/June but who knows closer to those days they may push it further. Stages 1-3 are supposed to be settled within a couple of weeks Re: Clyde Springs estate- Clyde North 32Dec 13, 2017 12:08 pm Soil testing should have been carried out for stages 1-4 now as settlement could be any day now. Went there last weekend and saw a massive build up of grass and weeds on those lots. Just crying to be built on haha. Re: Clyde Springs estate- Clyde North 34Dec 13, 2017 1:06 pm I am on Stage 5, so sorry I wouldnt know for stages 1-4 Re: Clyde Springs estate- Clyde North 35Dec 17, 2017 2:32 pm Anyone in stage 1-3 has got title or soil test or any update, please share. Thank you Re: Clyde Springs estate- Clyde North 36Dec 19, 2017 9:23 pm Hey guys, So soil tests have been done, our soil for Lot 123 was classified as Class M which apparently is most common so good news there. Haven't got our tender until Jan 18th but that's all they could book (whole other issues with builder) - no word on site cost fees yet either. Settlement due 27th December and have been rushing to get everything ready for that as most brokers/conveyancing companies take a few days off around Christmas time (apparently very poor on developers part for releasing titles during this period as I've been repeatedly told) Anyone else in Stages 1/2/3 got any progress reports? - Shannon (merry xmas everyone) Re: Clyde Springs estate- Clyde North 38Jan 19, 2018 11:04 pm Hi, we are gathering our documents and getting ready to build in stage 3, anyone starting construction soon?
