Browse Forums Building A New House Re: GJ Gardner Logan went busted - house finally finished. 27May 21, 2018 12:13 am kajidzz Hi All, I am building with GJ Gardners Logan in Brisbane and just been told by the new site supervisor (changed without notifying us) that the builder went into liquidation this morning. Currently they just finished the brick work and all the wiring, I've called the GM from the QLD head office but no answer and still waiting call back. We would appreciate any advice, thank you all. ++++++++++++++++++++++++++++++++++++++++++++++++++ updated 13/03/2017 We've emailed the liquidator last Tuesday to terminate the contract so we can claim insurance with QBCC, however so far no reply from them. We've also received a letter from the certifier regarding the frame inspection, there are many issues raised last Dec but GJ never got back to the certifier nor rectify the issues:
We've no idea how above issues would affect the structre of our house so we called the certifier and waiting callback. basically GJ Logan didn't want to play since frame stage but they still asked us to pay the frame and enclosed stages and we did. They got the sub contractors to do the roof and brick works without rectifying the frame issues. +++++++++++++++++++++++++++++++++++++++++++++++++ 07/03/2018 update Hi All, my house was finally finished and handed over to us yesterday, nearly one year since I updated the post last March. 15/03/2017 - terminated contract with the liquidator as GJ QLD head office could not help us (saying our remaining fund could not cover the cost to finish the house by another GJ office) 16/03/2017 - logged insurance claim with Queensland Building and Construction Commission 25/05/2017 - QBCC approved new builder GW Homes to take over the project 12/06/2017 - Signed new contract with GW Homes 03/08/2017 - Signed new specification and paid deposit 19/09/2017 - construction work started again 26/10/2017 - reached enclosed stage 12/01/2018 - reached fixing stage 22/01/2018 - PCI completed 01/03/2018 - Final certificate issued by the certifier 06/03/2018 - picked keys! For us it was really a long battle and I would like to highlight below items:
If anyone in a similar situation and needs some advice, more than happy to help! This is a great post and we are just about to engage QBCC on a non completion due to liquidation / licence suspension. A couple of q's: - Did you need to get insurance for the site in between getting the QBCC to activate the completion work? or any other advice on getting the site "cleaned up" after they had gone into liquidation? - Did you have any variations with the new builder that you had to some how put into place either before finalising the completition contract or after? - Did you end up claiming for lost rent / time? - Is there anything else you think you can do to speed things up (ie - calling in to QBCC every day?) Sry for the late reply. I didnt get any insurance for the site - I took the risk and glad nothing happened. I had to rent a skip bin to put some rubbish in as city council got complain from the street saying my rubbish were flying everywhere... There is variations but QBCC covered it. We also had to change some items as the new builder has different supplier. I put my claim to the liquidator but so far no news. I dont think there will be much left for us as the liquidator would take most for their payment. Keep chase them up but not everyday, always try to get an ETA and chase up if no update. May I ask why you chose not to use GJ Gardiner? I'm actually meeting with one of the sales guys tomorrow for an appointment. Definitely not signing anything yet… 3 13208 interesting situation what happened after builder issued final invoice? did you list as defect or not does the building surveyor have any responsibility? ie. issuing… 13 46806 Building Standards; Getting It Right!
