I am not sure when i can move in.. I just have a new SS and yet to meet him this week, the house is progressing, but still, a lot of outstanding issues haven’t been fixed , i think it may be another few weeks before i can have a PCI How about you? Will your construction start as soon as the land is titled? Have you signed your contract yet? Hang in there, i am crossing my fingers for you. Are the issues major? I hope your new SS will fix them quickly. We want to start construction asap, as you can tell, we can't wait to be owners and not tenants anymore. We will be signing the final contracts this Thursday so hopefully it won't take too long for the builder to get the building permit organised so we can start building quickly. I can feel the next few months will be very exciting but very stressful as well.. Stage 5b release and financing 44Feb 24, 2009 5:15 pm Yes... stage 5b is releasing on March 2nd. I believe the original time frame was Jan, or early Feb... I guess March 2nd is close enough. Reading all these posts, it looks like most things get delayed
We got the notice that it was going to be released 14 days prior and are now scrambling to get the financing through in time.... Looks like we'll be a few days late, maybe a week. We were told we'll have to pay a late charge for each day the financing hasn't gone through. Does anyone have any experience with this? Still haven't decided on a builder... I can't wait until our land in stage 7B (Waterlily) is titled! I think it was originally June and now it is about July/August. Is anyone else building in stage 7? My partner and I are so excited about building our own home! We are going to be building the Monaco 32 with Carlisle at this stage. We have put down a deposit and are in the process of deciding final variations/colours etc. We really want to get everything moving just to make sure we get the final contract signed before the first home buyers grant ends! Myself and my partner have recently purchased land in stage 8b at Alamanda. I'm quite nervous about it titling late as we too are wanting to get in for the FHOG. I'm glad to read on this forum that Alamanda and Point Cook as a whole is considered a great place to live as we are not that familiar with the area. I'm sure I'll be asking loads of (quite possible ridiculous) questions on this forum in the coming months so apologies in advance! Should be alright for the FHB grant as long as you sign the contract before the end of June. The building doesn't have to start for 26 weeks from the contract date (not sure if there are any restrictions on when the land has to be titled by?) Re: Anyone building at Alamanda??? 55Apr 09, 2009 11:07 pm I think the buyback clause means that if you are going to sell the land before it is titled you have to offer it back to Alamanda firstly (who will only pay you the amount you paid for it). They may or may not want to buy it back from what I have heard. I got my block of land through a resale (they sold it themselves through a real estate agent) because Alamanda did not buy it back. However I did only pay the same amount as was originally paid because the seller is not allowed to make a profit before the land is titled or something along those lines. It seems that a lot of blocks are resold through real estate agents, so Alamanda mustn't really be buying them back anymore? (b) once the fibre reached the external wall , a Optical network termination unit (ONU) is needed to recieve the signal from the fibre, this unit probably make the signal in the fibre ( which is light) into some form that your cat5e internet cable ( the blue one you use for internet connection) can understand . (c) then they will run the internet cable to anywhere in the house where you want to plug your computer into internet. this include providing a wall plate with a socket for you to plug in the internet plug. or what i will do is to plug a wireless router into this point then i can share the internet signal throughout the house and any laptop will use wifi to obtain the signals. As i'm all new to this, i'm just wondering, say if i purchase a lot that is 16m x 32m, how exactly will i know that that is the size of my lot at the time i sign my land contract when it is impossible to inspect the lot cause nothing has been pegged out just yet?.
