just recently put down a deposit on a lot in stage 10 Alamanda and I'm going through the land contract with my solicitor. As i'm all new to this, i'm just wondering, say if i purchase a lot that is 16m x 32m, how exactly will i know that that is the size of my lot at the time i sign my land contract when it is impossible to inspect the lot cause nothing has been pegged out just yet?.
Anyone can shed some light?
normally you conveyancer/solicitor will ask you to sign a paper saying you have physically inspected the property and the measurements are correct according to the plan of sub and contract of sale from Villawood, you can delay the signing of this paper until close to settlement ( e.g. 1-2 week before settlement) by then all pegs will be pinned down then you take your tape measure to measure it up yoursely or pay a surveyor to do it, i did the measure myself, it looks ok for my untrained eyes.
