Browse Forums Building A New House Sekisui / Burbank -our Acacia home- Bricks Complete! 401Sep 29, 2017 10:02 am Well good and bad today The bad: they disagreed with some of the points raised in the inspection report and the AM and SS admitted they rarely read any of them through. They will not do anything about the surface rust support as that is ‘more than adequate’. The build is at the ‘halfway stage’ or is at the stage expected at 20 weeks, we are at 37. We can expect a handover around Easter . That means a stinking hot summer with no aircon in this rental again. They asked if we wanted to forget about the timber screen and save several thousand $ but I’m getting the bloody screen! They will ensure the expansion joint that only goes half way up the house is complete by cutting a line through the bricks. The AM commented that the brickwork was ‘really good’ The good: um struggling here...we are getting soundproofing between the master and third bedroom put in for free. We are getting a frame inspection and engineers inspection next week. Some of the minor things have been resolved. Our expections have been managed and as I thought several months ago, we will look to April for completion. Gyprock and insulation should be started next week following the reports. On another note we really need more timber noggins both in the ceiling and for tv wall mounts so we are asking Vaccaro today as they need to go back to the site. If they say no then I’m not sure what we will do...maybe a bit of diy! Another step done. I guess the frame and engineer inspection will decide whether the support is adequate or not... that's the position they're taking right? So right now do nothing but see what the engineer report comes back with? We have contacted Vaccaro who have said they will do the extra ceiling batton in the dining room and sort the alfresco batton out and talking to our SS today, that needs to be done first. They don’t do the wall battons for the TVs so we are going back to the SS. Hopefully the battons can be done early next week then the inspections are booked for early next week and all being well insulation goes in Thursday/Friday and the following 10 days we will have gyprock and coming done. Everything is ready to go but just a few things to sort first. Guess we are so behind a few more days doesn’t really matter anymore! Excellent news on completion of roof. As for timber screen you should get what you paid for. Getting sound proof is bonus....did not cost much for our sound insulation for two walls $ 220 Good news that they are going to do Connection joints , as some of my connection joints for pillars half done. Agreed for more timber noggings for lights and wall mounted TV. We could not be bother for nogging for TV as we can't decide to be wall mounted or not. Some of light fittings are heavy so yes must have extra nogging to support. Hoping for more good news after frame inspection next week Just hang in there, we will get through. BUT have since found out that depending on the bracket you buy... the mounting points are designed so they can be adjusted left or right to some degree and be fixed to studs! Just be mindful where the power cables end up on that wall cavity, e.g. If you have a power point half way up the wall. I found that the electricians drill through noggins to feed the power cords, but they won't drill through a extra support noggin because they are rotated 90 degrees and flush with plaster, so there space for cables to run down behind the rotated noggin already. You don't wanna accidentally drill through a power cable when you go to mount it! Our temp SS is looking after all of Sydney at the moment as the other SS’s are on holiday and one has left for family reasons so shazaw - that may be your one. He and our AM were pretty good this morning overall but the moment hubby challenged them the SS told him ‘we are on a build site and we are in charge’ was a bit off putting and it was clear they were going to control the meeting. I did query it and they reckoned that the charge was for page 4 of our plans, which is just the overhead shot showing bin storage, clothesline, letterbox, footpaths, grass and driveway. I asked our CSO about it and I said that ecodesigns should have been engaged to do the design but Burbank didn't have a relationship with them anymore so they couldn't do anything anything. We have a north backyard too Yes it gave us a lot of options when we were considering what house to build. I originally wanted a 500-550m2 block but when we went to the land sales office they had just one block that had come back on to re sell and we snapped it up there and then, it’s around 620m2. It’s on a row of three similar sized blocks. The other two blocks are building two small detached homes on each block. I think it’s north east facing but I’m happy with that. We had a south facing garden in the U.K. and the living room used to heat up too much for me but then we had no alfresco shade. Not completely sure if they did ALL the recommendations from the inspection report. The brick errors will be done but need to keep on at them (yet again) to make sure they are sorted. All noggins are in for all lights and wall mounted TVs Insulation is almost all done some of the first floor ceiling needs completing and they haven’t done the wall between two of the bedrooms we were promised so have texted our SS to ask that this is done. Gyprock is booked for this Thursday Stairs booked for 30/10 Hope this all happens. Sick of delays and holdups. We have no doors anywhere except glass sliders the front door brick surround isn’t even complete so no idea how that’s going to all work out! The garage is full of frames which will be used for the pergoda that wraps around the front of the house. Those frames have been on site since February and sitting in a lot of water for much of that time, goodness knows how warped they will be when they are finally put up! Have you recheck all electrical power points location before they put gyprock in. Carpenters take time to install doors at my place. They move at snail's pace. My build seem to be moving fast but there are 23 items left to do. Hopefully you will move in earlier than April. I spoke with Vacarro direct and they installed an extra noggin and explained the missing electrical plates were intentional as they will have a different fitting after gyprock. Happy with the electrics, even the inspector noted that the electrical rough in was well done We already paid for somfy motors for the blinds. The quote above was purely for “pre-wiring” so the blinds company can install the motors and blinds. That’s why we… 5 16276 of course there are legal avenues. You've already mentioned it. Sue them.
