Browse Forums Building A New House Re: Sekisui / Burbank -our Acacia home-frame stage finally! 241Jun 04, 2017 5:40 pm Putting together an agenda for our meeting with Burbank on Friday..only 6 points but basically want to know what our schedule from now to completion looks like, how long to pre lining stage, why do we have to initiate contact with the SS each week, how have we had 5 complete weeks of inaction, what work has been scheduled in from now on ...etc. We have told them we are looking forward to a direct and friendly discussion as we want to work collaboratively with them to see our build though...hope they don't cancel on us Our Acacia build - http://forum.homeone.com.au/viewtopic.php?t=86619 Re: Sekisui / Burbank -our Acacia home-frame stage finally! 242Jun 05, 2017 9:33 am Was it difficult requesting a meeting with SS and his manager? How did you go about asking for one? Probably a good chance to take a tour of the place and look at what they picked up during their internal inspection and if there are any other issues since. Not saying there will be any, it's just personally what I would be interested in to get a gauge on their tolerances/workmanship Re: Sekisui / Burbank -our Acacia home-frame stage finally! 243Jun 09, 2017 12:09 pm So we had our meeting this morning, we found it to be very useful and would certainly recommend this to anyone frustrated with the lack of progress of their build. When we got there we had blue skies and the team of brickies were back on site, it was good to see some work happening after several days of rain. Our Acacia build - http://forum.homeone.com.au/viewtopic.php?t=86619 Re: Sekisui / Burbank -our Acacia home-frame stage finally! 244Jun 09, 2017 6:03 pm Hopefully the meeting will help everything get a move on! Re: Sekisui / Burbank -our Acacia home-frame stage finally! 245Jun 10, 2017 6:56 am The_Joneses Hopefully the meeting will help everything get a move on! We got a bit of insight into Burbank and what could be future delays... stairs are causing huge delays at the moment and there is a shortage of tilers but other tradies availability have levelled off although with all the rain that might change again! All the building companies use the same teams of tradies and it's often a case of who books in first! They all have their favourites. Getting into our house before Christmas is highly unlikely which is a bit of a heartbreaker for me, our SS thought it wouldn't be possible but our area manager thought it would and said they would try hard to make it happen. I reckon it won't be until Feb/march. Our SS gave me the impression he wasn't on top of the project, he's a nice guy and I'm sure he is doing his best but he didn't appear to really have our build planned out very well when I asked him about the schedule and order of work Anyhow in the immediate future, the bricks are planned to finish by Monday 19th and the next work is booked later that week. I think that was something with the roof...can't remember we talked about so many things! I was really impressed with the area manager I think Shazaw has met him too? There was even a coffee van parked outside our site yesterday for the meeting!! Not sure if that was a fluke or planned haha. So we plod on painfully slowly with our build, I'm hoping the brickies do a good job it's difficult to see anything with pale coloured bricks and all the scaffolding, the mortar doesn't stand out to make it noticeable. But the SS and area manager spent some time after the meeting checking the work around the site. We are going to have an independent inspection at pre linings. Also told that when the roof is on the carpenter will be sanding the first floor boards to flatten any lifting caused by rain. I'm hoping this rain doesn't cause the wood to rot! We also have a problem with birds sitting on the roof frame and shi tting onto the floor, I can not wait until that roof goes on!! I have Moët in the fridge to celebrate when that happens!!!! Our Acacia build - http://forum.homeone.com.au/viewtopic.php?t=86619 Re: Sekisui / Burbank -our Acacia home-frame stage finally! 246Jun 10, 2017 7:56 am Thanks for sharing your walk through experience trimum. Good to know the area manager went around checking the works.. did you get the impression if the AM usually does these checks for all their builds? And... where are the pics???? Lol Sounded like it was quite productive and also abit of expectations management involved too which unfortunately all of us need abit of... maybe. Personally, managing expectations has helped us. For example, I've come to know a few people who started building around the same time as us. One of them does not even have their SS contact details or any permitted visits. Their home is near handover, but some of the work's quality hasn't been anything to write home about. I would probably have anxiety attacks if that was me. Another 2 story build is 2-3 months from completion, and their company has had a complete schedule lined right from the beginning (apparently). They have regular contact and flexibility to bring in one of their private contractors. I feel like our builder is somewhere in the middle and I'm happy with how we're progressing even if it's a little slower than others. Re: Sekisui / Burbank -our Acacia home-frame stage finally! 247Jun 10, 2017 9:27 am Thanks ehhc our SS apologised for not being in weekly contact as promised and we have agreed to a phone call or text each week whether or not there is any progress. I got the impression the AM is quite a stickler for planning and was asking the SS had he placed orders for different stages all the way through our meeting. The AM came from Clarendon Homes and the SS from Rawson. I got the impression the AM doesn't get out to see the builds as much as he would like so he does like to have the meetings with clients as it gets him to visit the sites and meet the SS's. I would love him to visit our site each week!!! I think we would go at lightening speed if that happened. Anyhow like you I am accostomed to their slow pace and as long as there is progress I guess I will just suck up a potential March handover. Maybe my new goal will be to be in before Easter next year!!! The rain has caused havoc to our site... just driven past on my way to meet friends this morning and it's heartbreaking to see the 'lake' inside the house... Having said that, they were first booked in for mid-February, and we only got them a week ago after a change-over of 3 different SS's. I am hoping that doesn't happen to anyone else..... Next is the tilers. I will be very upset if that causes another delay. Next is the tilers. I will be very upset if that causes another delay. The AM said there was 10 week delay with stairs so maybe that's why....he said they could order them ok but they still relied on them coming out to measure before they built them and install which was the issue. Hopefully you have tilers all lined up, will keep fingers crossed for you! I think if our build grounds to a halt for 10 weeks due to stairs I will flip out! Our Acacia build - http://forum.homeone.com.au/viewtopic.php?t=86619 Re: Sekisui / Burbank -our Acacia home-frame stage finally! 250Jun 10, 2017 9:25 pm Holy moly, 10 weeks for stairs is crazy!! I really hope that doesn't happen to you guys. I will keep my fingers crossed for you too! Re: Sekisui / Burbank -our Acacia home-frame stage finally! 251Jun 10, 2017 9:36 pm Trimum, you are already way ahead of me, if your completion date time is around March next year... I will be looking June Next year. This is way too much. I'm going to ask my SS if he has lined up contractors and approximate time of completion. Build Thread : viewtopic.php?=31&t=81624 Shazaw they haven't given any ballpark completion which was disappointing but I took from our meeting that a completion by Xmas was going to be a hard push, therefore there will be the Xmas shutdown so they won't be back until late Jan, then completing all the last bits will probably take it to Easter for a certain handover. I'm playing devils advocate in my head and hoping for much better! I would really recommend a meeting with the AM and SS it helped a lot in some ways! Our Acacia build - http://forum.homeone.com.au/viewtopic.php?t=86619 Re: Sekisui / Burbank -our Acacia home-frame stage finally! 253Jun 10, 2017 9:54 pm We have never been given an expected completion date, and even now when we are relatively close, I still couldn't tell when we expect to be in! Luckily our landlord is allowing us to go week to week with our rental... Re: Sekisui / Burbank -our Acacia home-frame stage finally! 254Jun 10, 2017 10:11 pm That's good, we have asked to sign another 6 months lease, we really were hoping not to have to do that but we need to, that will take us to 19th Dec then we will ask to go month to month. Our Acacia build - http://forum.homeone.com.au/viewtopic.php?t=86619 Re: Sekisui / Burbank -our Acacia home-frame stage finally! 255Jun 11, 2017 9:26 am We originally signed a 6-month lease in May last year (hoping we wouldn't be out for the full 12-months), but by November we knew it was going to take at least the full year, so signed a second 6-month lease. We definitely weren't going to sign a third one this year!! Re: Sekisui / Burbank -our Acacia home-frame stage finally! 256Jun 11, 2017 11:16 am The 'lake' is disappointing hey. Doesn't it just make you want to take a broom and sweep it out yourself? I used to want to sweep out the dirt and water but have given up that thought. My pet hate has been the tradies using the sliding door tracks to scrap mud off their boots. They've probably cleaned out the door tracks 2-3 times already and the mud piles are back!!! Re: Sekisui / Burbank -our Acacia home-frame stage finally! 257Jun 11, 2017 11:20 am Just checked your posts again... so bricks due to finish soon hey... looks like the ground floor is done? Can't wait to see pics of the nice colourbond roof installed! Re: Sekisui / Burbank -our Acacia home-frame stage finally! 258Jun 11, 2017 11:41 am ehhc Just checked your posts again... so bricks due to finish soon hey... looks like the ground floor is done? Can't wait to see pics of the nice colourbond roof installed! Bricks are inching their way up! If we get a few dry days next week I am sure they will easily get them done by 19th. This was taken Friday morning... Did they get a bit carried away and think they needed it for a third floor? I'm assuming its for the tilers?? Great to see the brickies working, and nice to see some blue sky! Haha yes it does a bit, the SS told me that when the bricks are done they move the first floor platform up higher so the roofers can get access to put the roof on and guttering etc. No roof tiles we are getting a colour bond roof.
