Daniel said to not withhold stage payment but insist the works get rectified and completed and that if they have decided not to build to standard then ask for an engineer report and a justification as to why they have not done so. Additionally he has advised to go to NSW Fair Trading if we get no result. We should also withhold the final build payment until all works are completed. The stress is mounting I swear this build has aged us 20 years already. He admitted some of the report was 'relevant' but other things had been pointed out as 'incomplete' and these were going to be fixed anyway. Other things like brickwork he said that sometimes this only comes to light when scaffolding is removed and difficult to notice every issue but agreed it needs attention. He has agreed to meet onsite with us but will have to be next week which is disappointing as that's another week left but at least he has the report and can hopefully start to make improvements. Also the steel posts - he has said these need to be there structurally but that the timber will be wrapped around the posts as part of the timber screen and we won't see them at all. Hope that's true but again thankful for the explanation. Thanks for the kind words everyone I really appreciate them all. All my steel posts are fixed to slab with two large screws but the steel post has 4 holes I just hope two will hold down, I think if they put 4 large screws it might weaken the concrete surface underneath. We had a steel post that was too short it was reordered without us having to say anything, packing it that much is just taking serious short cuts! And you have to wonder where they found those brickies, did they really think no one would notice they forgot the articulation joint on the ground floor. They obviously remembered when the got to the first floor so they had to realise they had made a mistake. I'm glad you got a response quickly, stay on them, we have found ours say all the right things about fixing things but the follow through has been patchy at best. Is this in a high traffic area or easily visibly from the street? I'm not sure what I would want if it were me... but I know I wouldn't want them to cut a grove down the brickwork as a make shift control joint (seen that posted on homeone before). I guess the one positive is that you had the knowledge to get this inspection done now. I remember when I was organising our pre-lining inspection and our SS at the time told us it was a waste of time and money, because they have their own engineers check it. Sometimes it's good (even though a bit painful) to be a bit mistrusting! I really hope they sort it out for you to a standard you are happy with. Daniel also pointed out the misaligned bricks too. There are many, many other problems we have photos of, these were just two of them. I'm feeling a bit more positive strangely enough...I think it's because I just KNEW there were problems structurally with the build and now we have the evidence. The AM said that the brickwork errors would have been difficult to spot with the scaffolding in place. I'm not sure I believe that, these errors are on the side of the house that face our neighbours so of all four sides this is the one that would not really be seen. Oh and Daniel pointed out that ALL articulation joints exceed maximum spacing allowance. I thought they appeared too wide and sadly I was right. I can't begin to think how they will repair all these issues unless they tear down the bricks and start again. They may need to!! Anyhow the latest is ...we received a very grumpy text from the temp SS on Friday saying that the insulation and gyprock installation was cancelled last week (implying that it was our fault) and a frame inspector booked for this coming week. We have our meeting with him and the AM on Friday so looking forward to that. And then he blamed us for the delay when he had to rebook the gyprock because stuff wasn't right. It's definitely not your fault that they didn't do everything properly the first time.
