Browse Forums Building A New House 1 Feb 18, 2017 10:36 pm After visiting this site constantly over the last few months I figured I should start my own blog and stop stalking other Plantation build threads! Bit of background...we went back and forth on buying an existing house v building our own for many months. An existing house would cost more but of course it would be all done and we'd be moved in quickly whereas a new build would cost less (I hope) and we get to have a say in how everything looks....well here we are, land settled on 2nd Feb and three weeks away from our second tender and signing contracts (fingers crossed!). We're building in a new area, Capestone in Mango Hill (near North Lakes) on a slightly odd shaped 700 sqm plot. We're building the Mirage Vogue Q2 and have made quite a few changes to the standard plan including; Master to rear Additional rumpus room Swapped the side the kitchen is on to make the most of the orientation with the sun Add store area to garage Made study smaller and theatre bigger Made upstairs rumpus area smaller and family bathroom bigger Plus a few more minor changes but they're the main ones. Things we're planning on doing after handover include; driveway, grand alfresco decking, render/cladding to whole house and a pool! We have our second tender appointment on 8th March and then colour selections and electrical on 10th March. Already feeling pretty stressed about colour choices and finding the kitchen really hard to settle on. Anyway...plans are below, would appreciate any feedback, especially if we've missed an obvious mistake!! We liked Mango Hill. Shower niche I'm sure I read to make them 350 cos after tiles/plasterboard the height decreases... Measure shampoo bottles.. Also if full length think of how you want feature til to be as someone wished they hadn't put theirs full length.. Really glad to have 4 trees at the front on the nature strip. Just can't wait for them to start work. Plans have been approved from council so now just need to pay 5% deposit and sign off on final drawings. Sales and design were good but the build so far has taken longer than expected, site manager so hard to get hold of and doesn't respond to messages. I'll also create a forum for my build, which hasn't started yet. I need to get the site cleared, cctv inspection, soil and contour tests and retaining wall built first. We've had a major issue picked up by my husband and confirmed by our Independent building inspector...we requested extended 600mm eaves covering the north facing windows to give us extra shade from the strong summer sun and it turns out they are standard 450mm size meaning our whole roof is having to be re made and replaced. A delay we could do without and no real alternative offered or suggested by our stand in SS.
