Re: First time building, suspicious prestart quotes 5Feb 19, 2017 2:54 pm Depends on your preference, some things are simpler to have the builder do such as benchtops and others like electrical, landscaping and painting are easy to do afterwards. We're building double storey in Perth at the moment too and we removed all electrical from pre-start except additional conduits (ready to run network cabling for the entire house, speaker wiring to the theatre, CCTV and intercom after handover) and extra power points. All our other electrical and light fittings will be done after handover, fortunately my husband is a licensed electrician in his spare time and can do all that work himself. We also removed additional paving to the rear and sides of the house because the cost was exorbitant through the builder and internal wall painting as that was also quite high and we will get quotes ourselves and handle those things also. As said above they have really high margins on pre-start upgrades to bump up their profits so think about what's impossible to do afterwards like changing benchtop thickness, having mitred edges to tiling, window sizes and other structural things and if they're things you're going to want definitely include those but for things that can be done afterwards weigh up the cost saving versus effort to organise yourself and then make a call on whether to pay the builders premium.
