Our land finally registered today!

We have read through a few of the other Noosa 26 threads and even gone for a drive past a couple of them.


I'll update with more details as time permits or I remember things.

13/11/16 - Preliminary Estimate for Noosa 26 on our block
13/11/16 - Land on Hold
14/11/16 - Revised Estimate (Added Steel frame/Colorbond Roof and Instantaneous Gas Hot Water)
17/11/16 - Finally!! Bank Appointment for Pre-Approval (took almost 2 full weeks, several calls and 3rd Bank Branch & Mobile lender)
19/11/16 - Paid $1750 deposit to have Tender written (took a leap of faith)
23/11/16 - Pre-Approval status
25/11/16 - Slightly petrified Conveyancer (Land contract is 2 inches thick)
30/11/16 - Exchanged contracts on land & paid 5% deposit
03/12/16 - Attached SOLD sticker

19/12/16 - New Home Tender Letter
15/01/16 - Builders contract received
20/01/16 - Final builders contract appointment with sales office (Signed with variations required)
Approx 210 day build.
24/01/17 - Balance of 5% deposit paid
09/02/17 - Clipsal Appointment - $ 300ish (bare essentials will have outside electrician complete)
14/02/17 - Beaumont Tile choices appointment - $800ish
15/02/17 - Land Registered
22/02/17 - Conditional Approval
23/02/17 - Loan paperwork signed
01/03/17 - Land Settled?
02/03/17 - Colour Appointment
07/03/17 - Lodged plans with private company for approval (instead of council)
21/03/17 - Received colour variations, had to make minimum changes but was able to receive the changes the same day and signed.
28/04/17 - Council listing CDC completed. (few days shy of 8 weeks....) Handful of Council submitted plans for other builds were out in about 4-5 weeks.
10/05/17 - Start date!!! (19/05) - Completion date 15/12/17
18/05/17 - Site surveyed for cut/fill and retaining wall. Loo also arrived. Currently the first to start with Coral and 3rd overall in this stage.
19/05/17 - Site cut/filled, met for initial SS meeting, forgot iPad have to meet again on 22/5.
Week 1
23/05/17 - Site released for us to start retaining wall.
25/05/17 - Retaining wall completed.
Week 2
30/05/17 - Concrete piering.
31/05/17 - Plumbing
02/06/17 - Partial slab framing
Week 3
05/06/17 - Finished slab frame, foam and reo arrived
06/06/17 - Foam and reo installed
09/06/17 - Slab poured, yesterday was better than todays weather
Week 4
14/06/17 - Frame Delivery
Week 5
19/06/17 - Roof trusses delivered (apparently been MIA on another job site)
21/06/17 - Frame started
22/06/17 - Roof trusses started
23/06/17 - Frame not 100% completed
Week 6
26/06/17 - Meet SS for site inspection. Gutter and facia being installed. Roof delivered.
27/06/17 - Roof scaffolding up.
28/06/17 - More frame work, still not complete.
29/06/17 - Some roof work started.
Week 7
03/07/17 - More roofing, frame looking complete frame supports removed. Windows also being installed.
04/07/17 - Roof and windows completed. Plumbing started.
05/07/17 - Electrical completed.
06/07/17 - Batts started to install.
07/07/17 - Electrician redoing network cables didn't do it right first time.
Week 8
09/07/17 - Looks like some packs of batts were pinched.
10/07/17 - Bricking started just 2 guys.
11/07/17 - Bricked some more. Plasterboard should be entirely done by today. Not all batts installed in roof.
12/07/17 - Plasters finished today, extra work for batt installer later. Still bricking away
Week 9

25/07/17 - Water proofing
26/07/17 - Bricking complete!
Week 11
31/07 - 05/08 - Kitchen, vanity, doors, door/window frames.
02/08/17 - TIles arrived, met onsite 03/08 to go through and double check tiling details
Week 12
7/08/17 - Water tank slab finally laid
Week 13 - 15
Tiling and Painting not completed.
Week 16
04/09/17 - Driveway marked out
05/09/17 - Driveway dug out
06/09/17 - Driveway
Week 17
11/09/17 - Electrical fit off
12/09/17 - Carpet installed
13/09/17 - Floating timber floor down

Mid North Coast NSW south of Coffs Harbour.

If everything goes to plan we should have loan approval on Monday.
Welcome and congrats. We are building a Grange (Coral) in Newie waiting on land to register. Looking forward to following your build

Just the basic facade, we both preferred it over of the other options.
We have chosen 'Hotham' brick, 'Windspray' roof/gutter, 'Basalt' facia and garage door.

We might later on, but it's something Dad can easily handle if we decide to in a few years.
I saw that your building up at BL it will be interesting to see it expand over the coming years, I grew up a stones throw away in Woodrising.
Oh that's great about your Dad. Friends of ours didn't notice a downpipe at front of their daydream & so now I'm paranoid about them. Yes it will be interesting to see it develop it won't be big compared to Cameron Pk & unfortunately we may not get to live there long but I love the feel of it driving in there



Still waiting for valuation to come through, but been promised we will know tomorrow.
Bank approved, now to wait settlement stuff.

Land should settle tomorrow, 14 day settlement on our contract is ridiculous to get organised.
I don't think it could of been done any quicker and tomorrow is the 14th day since registration, we even had to cut the family trip short by 3 days to physically walk into bank head office sign paperwork and hand it back after 2hr mandatory wait time just to avoid snail mail delivery times. And still only just scrapped in as Conveyancer is with same bank so it was an instantaneous bank transfer for her to organise the stupid amount of bank cheques to be drawn.
Oh gosh, sounds intense but yay for settlement!!

When we bought our land we had a 6 week settlement

So after being told for 3 weeks that developer was providing a 149(2) certificate they are now not doing it, applied for it ourself to council and had a copy within 24hrs....
Got to chase up CSO now and see if she has lodged to certifier as she hasn't called as we expected.
We were just reading over our colour selections and found a few and even after reading back our selections they still managed to stuff up a few of the selections.. and with all the rush rush sign it and hand it back didn't pick it up so now to try get that corrected with out them wanting to charge us for yet another stuff up.

We got ours supplied straight away that's weird. Did you call Greg in the office?
