Browse Forums Building A New House 1 Aug 16, 2016 2:21 am Hey all, We are in the process of building our first home with Stylemaster Homes on the Sunshine Coast QLD Our land should settle on the 23rd (next week) and we chose the Aurora 32/18 just mirror image of the original plan. Our block is rectangle 650sqm. We are doing a lot of things after handover eg; letterbox, clothesline, turf, fence, and most of the electrical as I am an electrician. The Aurora is a good design, particularly the Master Suite/Ensuite/WIR and the Kitchen/BP layout. Was seriously considering this one but have gone with the Viridian 34. Are you able to provide some details on your colour selections? Good plan to do a lot of the extras after handover. Markups are pretty high on these. Handy being a sparky yourself. You can go berserk on LED lights without blowing the budget. We've had a look and they are the standouts of the 'Silver' range of tiles which many builders include in their standard pricing. Fairly popular too based on other build threads in this forum. We're keen on the Belga Charcoal/Taupe combination for the bathrooms. Also considering using the Belga Ivory for the main floor area. Good luck with it all Yeah, lack of tradies an industry wide issue. How was the experience overall? I'm expecting our pre-contract tender in the next day or so. Our land set to register within the next week so will settle shortly after. Re: Stylemaster Homes - Aurora 32/18 Sunshine Coast 14Aug 19, 2016 12:06 pm We were told 2-3 weeks from asking for the contract to receiving it. It was closer to 6 and we still had a heap of variations afterwards that they hadn't done. I'm not so sure about a lack of trades. The house 5 doors down had their slab down a day after ours. they finished about 6 weeks ago. They still seem to think we are 7-8 weeks from getting the keys and are now at week 23 since the cut was made. The house next door started about 10 weeks ago and their painters have been in a week and our painter is starting tomorrow. We have had mistakes made along the way that I have had to bring to their attention. We should have our PCI in a few weeks. I've mentioned my building inspector will be coming along. Management have welcomed that as they are 'proud of what they build' and I have warned I'll be super picky. So we'll see how we go. The biggest issues have been lack of communication. You can go weeks without hearing from the SS. I had to push to get at least an update once a week from the office which has basically told me what I could see from driving past. But I know at the end of the day I have ended up with a better then standard house from the other volume builders. The standard inclusions and finish are of a reasonably high standard. It's just the points from ordering the contract to getting the keys has been a less then pleasurable experience. I'd probably build with them again and mum n dad will be having them do a build next year. If they take longer and still do a crap job its a different story. Some builders put in guaranteed 16 week delivery. Not seen anything like that from Stylemaster. A more definitive time frame could be critical for some buyers. Not so much for us so I'm OK with it. I've been given a tip from somebody within the industry that the beer economy is worth engaging in e.g. drop a carton off to the brickies when they are on site. A simple way of making yourself a preferred customer and they may put in a bit of 'extra effort' for you. Not beer so they'll do a 'better' job then they otherwise would have done. You shouldn't have to pay a bomb then have to feed the subbies beer for the job they are already paid for. You pay the builder and the builder pays the subbies. However, you give the subbies a carton and they might go a couple of extra steps for you that they are not contractually obliged to. They are paid to do the job and that should mean the house it built to the standard you expect as per the contract with the builder. I get giving them a slab or a 6 pack for an extra noggin here or things like that. But not so you can make sure all your bricks are straight.
