We've done a 180 and decided against Caboolture area and stickin to the Sunshine Coast. We've found a patch of dirt at Creekside - Lot 748 http://amberwerchon.reawebbooks.com.au/ ... 92_748.pdf
We chose this one due to frontage size and the fact there's no houses opposite.
We sign our land contract tomorrow and I'm pooping my pants over it. We have until the 1st of May to get finance, and there is no allowance for soil testing clause - developer /agent said they'd prefer to not sell off the plan and increase land prices after they do soil test. I've spoken to numerous builders and all of them are quite confident the worst we'll see is H1, and allowances have been based on that. Of course, I still worry about the need for piers come time of soil testing,but such is life. We won't be able to afford it and we'll see you up sh*t creek, paddle awol.
To the house! We're looking at using private local builders - Paul Philip from LocalBuild; and Bernie from O'Hara Quality construction are at the very top of my list.
I'd really love your views/comments/tips on the plan we've come up with. We think it suits our needs/covenants as best as we can afford but are open to any suggestions.
Firstly - this is why the plan is the way it is:
- we chose large frontage because we need to park work truck along side house. it is 3 x10 metres, and will be parked along the fence that sides to the driveway easement for back blocks. Unfortunately, this means a skinnier house is a must
- Garage has to be on the RHS - per developer
- per covenants - 600mm eaves (from brick face, not all up), 25 deg roof pitch, rendered all over, feature cladding street scape side, plus one other material (probably some decorative tiles that are the same size as the vertical window to the ens, on the WIR wall, so its symmettrical?)
- Our family - hubby and I, with a currently 18m old little boy. No more kids. And 2 dogs, outside bird and indoor turtle tank (3ft). Hubby is made gamer and will share a room with my home office setup so I can work remotely if little fella is sick. We also have motorbikes (dirt bikes) with trailer that we need to accommodate room for plus two cars. I need space for toy room and sewing area, both of which I'd like to close off
- Have to haves - 6x9 garage to allow for the boy toys and cars; large WIP/butlers pantry, no overhead cupboards in kitchen above oven/cooktop as I want a large glass rangehood as feature. Laundry close to kitchen. Media room that can be flexible in use (for toys/sewing). Son's room - ability to be close to me for now, but move away from us as he gets older.

So, what do you think? I know it may not suit alot of people and perhaps this isn't great forward planning for when we want to sell/rent it; but i *think* it suits us and what we're wanting from the block/house.
