This is my first post here.
I had a few problems with my dream home, it looks like getting far and far away from us.
Recently we plan to knock down and rebuild a dream house.
1. close to school
After spending lots of time online with different floor plans. We start liking the one at carlislehomes. So we went to the display center, after visiting we almost decided that is it. But after talking to the sales, the answer is "We won't build it for you, because the land is close to school ", Actually the reason we want to rebuild it is also because it is close to school.
2.NRZ4
With disappointment, we did a lot of research, finally we found metricon can do it with a bit higher site cost. But next, we found we are at NRZ4 zone. There is a ridiculous requirement for side setback : "A new building not on or within 200mm of a boundary should be set back 2 metres from the side boundary, plus 0.6 metres for every metre over 3.6 metres up to 6.9 metres, plus 1 metre for every metre of height over 6.9 metres. "
My block is 16.7*37, it is reasonably wide enough for normal building, but if we build a double storey, that means on each side, we have to setback 3.5 metres. Then the building will become a really narrow one.... That is not the dream house we want.
The sale man mentioned we can do report&consent, to ask council to weave the limitation, but not sure what is the success rate.
Is there any guys know about the success rate to do report&consent like our situation?
The NZR4 zone requirement is really ridiculous .
