We are also building Emperor but 41 in Melbourne west with Duke facade. We have also decided to add rumpus room and guest ensuite downstairs. Going thru the colors selection soon, i am hoping if you can advise me which bricks you have selected? Are there any good ones in Cat 1? Dont want to spend more on bricks. Thanks, Ash Re: Building Emperor 48 23Aug 17, 2017 3:10 pm Hi Emperor41, The bricks I selected are Austral Access Ash - Category 3, there were some really nice ones in Category 3. It depends if you like Dark or light. I like the light ones but i wish i picked a really dark brick as it would have stood out more with the light roof. There should be some nice enough ones in Category 1. If you plan to render your house at a later stage then do not bother upgrading your bricks as it would be a waste of money, however if you are not planning to render the whole house then i will look at upgrading your bricks. It's not really that expensive i.e to move up to Cat 3 on a house like ours was just under 2k. It gets expensive when you go for the slimline ones such as Daniel Robertsons - this can cost up to 10k extra. is it much difference in price between the 41 sq and the 48 sq? Re: Building Emperor 48 24Aug 17, 2017 3:18 pm Thanks for getting back to me, we have chosen surf mist roof(light color) and thinking of some dark bricks. Will have a look at cosham this weekend. Price diff is around 25k Also, do you know roughly how much you paid for 70 mm Island benchtop? Carpets - Did you had to upgrade as well? Thanks once again. Ash Re: Building Emperor 48 25Aug 17, 2017 3:26 pm 70mm Island bench from memory was about 3k. i did not upgrade the Carpet through Henley, what i did do though is get the best underlay - 10 mm underlay, this will make the carpet more comfy. What i did upgrade is the Laminate downstairs. went to CAT2A which was an extra 4.7k over the standard. Does your promotion include free flooring throughout? My one did, hence why i didn't bother upgrading the carpet upstairs. Originally i wanted to upgrade to have laminated floors upstairs aswell but they were asking 15k for that and i was like NOWAY! We kept the Cat1 which i think is the Esperance Gulf. I will probably get rid of the carpet after a couple of years as Carpet is not good for kids but that's a personal opinion, Do not quote me on this one. Re: Building Emperor 48 26Aug 17, 2017 3:38 pm No, i missed out on free florring, I got a quote from Henley for laminate throughout Cat 1b for around 19k, so i am sticking with laminate downstairs 8k and carpet upstairs 5k for the time being. We have increased the ceiling height for upstairs and not 100% sure whether to stick with standard downstairs or increase to 2720. Re: Building Emperor 48 27Aug 17, 2017 4:23 pm hmm, i did the reverse of what you have done in terms of ceiling. Upgraded the ceiling downstairs to 2700 and left the upstairs standard. I can tell you now that it looks great having the really high ceilings downstairs. is there a particular reason why the standard height upstairs is not good enough. Upstairs is the sleeping quarters and in terms of energy cost. It's better to leave it standard as Heat rises and considering the vents are in the ceilings, having a higher ceiling upstairs will need more gas to heat up the first floor. cost for 2700 ceilings upstairs was 5K. in the end of the day the choice is yours but just my advise is to keep it standard. Now if you upgrade both upstairs and downstairs will affect your energy rating. Re: Building Emperor 48 28Aug 18, 2017 4:01 pm We have increased first floor to only 2570 from 2440, currently living in 2440 and find it very low, BTW, i have requested to increase the ceiling height to 2700 for downstairs as well . Are you getting private inspections done for you build? Not sure if that's worth it? Happy Friday. Ash Re: Building Emperor 48 29Aug 24, 2017 9:49 am Hi We have chosen deluxe electrical pack with 45 (LED) and other stuff, How did you go with your electricals? did you choose any pack if yes, Could you please advise, how you distributed your LED's downstairs and upstairs? I want have have a look. Thanks Ash Re: Building Emperor 48 30Sep 03, 2017 9:53 pm HI all, Apologies for being slack, a fair few things have been done to the house since. I cannot wait for the external works to be completed. THere's still quite a few things to be done. I'm also keen to see the items that Darbecca has picked up as defects to be rectified shortly. they seem to be dragging their feet in this respect. now to make matters worse. I have been assigned a different Site Supervisor as the One o previously has moved to a different location. I would have preferred to keep him until the completion of the house. Let's see how this one is. He already does not sound so approachable and very by the book. Our Henley Aegean45 Re: Building Emperor 48 35Sep 27, 2017 9:53 pm Thank you Aegean45, The colour is Urban and it is a Cat1 , I originally wanted to put the statuario maximus but it was a expensive so we made this one work i guess. I regret the style of the cabinets for my ensuite and bathroom, The one with the open shelves to expose your fresh towels is really nice. Not really loving the colour of the cabinets in the bathroom either. Don't doubt yourself, your choices are gorgeous and once you've styled it it will look even better. Your kitchen colours match perfectly. I love urban, was going to go with this but went with raw concrete instead - very similar Our Henley Aegean45 Re: Building Emperor 48 37Sep 27, 2017 10:14 pm Thank you Aegean430, Wishing you all the best for our build. Let's hope they don't do a reverse build on yours due to Brick layer shortage. I'm not a big fan of building this way and unfortunately my house was built like this. They plastered the inside before laying the bricks. They can technically do this as long as the the house is wrapped.
