Just worked out 196 days from that is 16th Feb. We are lockup stage. We didnt process fixing stage payment before xmas when asked as the bifold door issue had still not be dealt with so we said it had to be cleared up first but it never was. Still need driveway poured, yard levelled, bath tub put in, cupboard rods put in, carpets, blinds, screens. Hmmm not sure if thats everything. Id love to show you pics but can work out how to post pics here. Re: WALLS/LOCKUP Valeco Homes - Polished Concrete + Monochro 302Jan 07, 2018 8:56 pm Shelmac Commencement date was 11th august. Re: WALLS/LOCKUP Valeco Homes - Polished Concrete + Monochro 304Jan 07, 2018 9:43 pm Haha no worries! We kept landscaping in. Haven't had a meeting to discuss/plan what we are doin yet though. Re: WALLS/LOCKUP Valeco Homes - Polished Concrete + Monochro 305Jan 08, 2018 11:10 am Shelmac We are building in Brisbane inner southside. SS is S. I sometimes feel maybe they are given way too many houses to oversee at once as I can imagine its very hectic. He is a nice guy and has answered a lot of our questions. Just a communication issue but I think he gets held up a lot as his waiting on management to get back to him so its probably not even his fault. I didnt list all the issues weve had and I do want to point out that they do build very lovely homes and ours does look pretty amazing so Im sure once the errors are corrected we will have a stunning house. Ive just found it a very stressful build and wish most of the problem solving wasnt left to us. I highly recommend Tracey at Yarrabilba. She literally went above and beyond. Candice at colour selection was great. Tammy was very helpful when we found out our site had no water or sewer pipes on it (can you believe our solicitor didnt tell us this when conveyancing)!! Tammy helped co ordinate it all to be done from start to finish so that was amazing. Kim in the office and Gaye in accounts are also really helpful. Tbh they are all really lovely. I will be greatful when they come back next week if they can assurenus our bifolds will be pulled out and redone as it was such a massive cost to us. They left us hanging right over the xmas break when they were suppose to let us know before the break. That I find really disappointing and unfair. I am trying to stay positive and remain optimistic and point out their strengths as I do believe they have a lot. I guess when your on the other end the negatives really stick out too. I hope once its done I can right a review thats fair and honest and I anticipate itll all come together in the end and we will be very happy. We are up to variation 15 now I think. I biT of advice is if you dont think a variation you get lumped with out of the blue is fair and just, put your point across, check your contract and say something because they can get adjusted. For instance we got aa 50% discount on the retaining wall because we wernt told we needed it until the start of the build, even after we got a survey done. Also they tried to charge us an extra $900 for site cut out- I argued that and got it wiped. Special mention goes to their tiler Tom. We provided our own feature tiles and he met with us to discuss what we wanted then even called me and sent pics of the tiles loosely laid out to make sure it was exactly what we wanted. He was a real gem and did a perfect job! The electrician met with us also to go ovef where we wanred our 3 pendant lights positioned over the kitchen bench and he really went out of his way to make sure we got what we wanted. Its certainly getting very exciting now we are so close to completion! Definitely agree with you with them over-committing... they are no doubt getting more popular but don't have the resources to accomodate. Hoping they sort it out for you. We have had a number of issues as well, but our SS seems to be relatively quick to respond to our concerns. You definitely need to show us some pics Re: WALLS/LOCKUP Valeco Homes - Polished Concrete + Monochro 306Jan 08, 2018 3:15 pm I'll try. They are back in action today. So many of their staff members have contacted me to solve different issues I had before Xmas so that's good to know. If I can work out how to upload pics from tablet I will. We doubled our kitchen bench tops, double under mount sink with hose tapware, put the n bulkheads and added a butlers pantry!! Will try to upload pics coz it looks gorgeous. We are building with Allworth and are even getting our kitchen benchtops as temporary chipboard ones and getting the stone done post handover I hate builders markups so much! We paid around $600 for hot and cold water and waste in the pantry. I plan on having floor to ceiling shelving on the wall with the door, the sink on the back wall and the long wall to have top and bottom cabinetry and a bench along the length. viewtopic.php?t=89059 Re: WALLS/LOCKUP Valeco Homes - Polished Concrete + Monochro 312Jan 20, 2018 1:42 pm We had a quick meeting with our tiler on Thursday morning to confirm our tiles/grout/placements. Our render is all complete, skirting is in, internal doors on and waterproofing done. No cabinetry yet, but it must be happening soon because the kitchen needs to be in before the tiler can do the splashback. We have a meeting scheduled for Tuesday morning to chat to Trent about our sliding door/slab gap situation. I might take some photos then. Once we've moved into our home, I'm hoping to purchase some new furniture. However, I'm incredibly picky and the items I like are quite pricey... but at the same time, they are of high quality and should last a lifetime so I personally feel like they would be worth the investment. Then again.. there are so many things to purchase and money could go further if purchasing cheaper options.. I'm so torn! The overall theme I envision for our house is monochrome (black, grey white) + light wood + concrete, with greenery via indoor plants. I found an incredible store called Lumber Furniture that make exactly what I want! The problem is they are based in Melbourne so shipping would be even more expensive. I haven't yet found a suitable alternative in Brisbane/surrounding areas. Firstly, I would love a concrete dining table with black legs for our alfresco area (we won't have an indoor table as we already have the large kitchen island for indoor eating). Our alfresco will have cypress pine decking, so a concrete table will help bring the concrete theme into this area. Pricing ranges from $3,100 (90cm x 1.9m seats 6) to $5,200 (1.3m x 2.6m seats 12) and I think we would want it reasonably large to accommodate for game nights with friends: Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ Then I would love a light wood top with black frame coffee table (either for the concrete living area or the grey carpeted theatre) and console table (for the entry hallway). This will bring our light wood theme into these areas. They create these in Vic Ash which I think would match reasonably well with our cypress pine alfresco. Pricing for coffee table ranges from $800 - $1200 depending on size, I'd probably get something around $880-$990 like this: Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ Pricing for console table is $880 (42cm W x 1.5m L x 80cm H) or $1100 (42cm W x 1.8m L x 80cm H): Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ We will also need bar stools and chairs for the dining table. I'm a little less picky for these as I've seen plenty of bar stool options that suit what I'm looking for (timber top and black frames) and chairs just something black, comfortable and suitable for outdoors. I'm sure we can find local options within budget. We need new pots/pans etc for our induction cooktop. Our bed frame broke a couple of months ago (is currently being held together with duct tape, haha). For this I would also love a light wood frame as our master bedroom flooring is concrete. Just something geometric and simple with a low-ish bedhead so that our niche sits nicely above it. I did find a couple of options which are priced around $2,500. Otherwise I don't mind the Ikea Malm bed that has storage drawers as a cheap option of around $550. I'm just wary of the quality. Ideally we'd like a full U shaped couch for our theatre though I'm not sure we will get something to fit as it's only 3680mm wide. We currently have an L shaped couch and matching barrel chair so this isn't a high priority, but these will probably fit best in the living area. My first priority is probably purchasing all the matte black tapware to switch out the chrome, this will likely be $4000-ish. Plus we'd love a puppy (Cavoodle maybe?) and hoping to start a family within the next couple of years. I think I will probably have to let-go of the above pricey items and find cheap alternatives. Anyone know of anything? P.S sorry for rambling! I've seen a lot of concrete tables in the furniture stores ive been to, so you might be lucky.. i think even Freedom have one. Also found one similar here https://www.theconcretecollective.com.a ... le-u-shape and its $200 for delivery. We have sooo much to buy once we move... also because we didn't include landscaping, a lot of our time will be spent outside trying to get that up to par. Also eventually want to get sheer curtains, and have no idea how much that will be. I think if you are going to have them for a long time then yes pay a bit extra BUT also if you are planning on having children you will have to consider that in your purchases. It may be worth it to get something you like a little less for half the price. Having worked with concrete a lot its not to difficult. Thats what we plan to do as weve gone over budget with our build 😂 Theres also plenty of diy concrete tables on YouTube that are easy to follow and look great. Just food for thought To my understanding early saw cuts are to control shrinkage cracks, so doing them now would be pointless. Control joints may reduce ugly cracking during periods of soil… 3 9863 Hi all I need a guidance on how far I need to space expansion joints in the concrete driveway and its type (keyway/foam.) Contraction joints are at 3m max for a 125 slab. Thanks 0 10947 |
