I'm quite seriously heartbroken though... it's so perfect.. why does everything I love have to blow our budget? Yes, it's gorgeous too - though I think I'd prefer the Rugged Concrete (even though our current choice is Fresh Concrete) just because the added texture looks more realistic in the grey. At the moment I'm brainstorming what we can do for our landscaping because, we really don't have much space at all. Essentially 1.7m on the left, 1.1m at the back, garage on zero boundary with a 1.5m strip down that side - the "yard" at the alfresco is 4.6m and 3.3m to the fenceline. I'm assuming we'll probably do pebbles around the house and I would LOVE a vertical garden opposite the alfresco, though I'm pretty sure they're quite pricey! I would be wanting to do a vertical/herb garden anywhere with a window on the narrow side, and have pebbles with stepping stones. Make some room for a bench seat with fairy lights and a place to chill. I would try and do a few sketches, and see how much room you need for outdoor furniture, or gardens. I would even consider astroturf in some bits as well... maybe to break up the pebble and garden areas. A vertical succulent wall would be nice, (that's what I want) lol. Very easy to make your own on the fence with a wooden frame, some chicken wire, and some mulch. There is also a wholesale nursery on the Gold Coast here that sells their succulents at a great price! We removed the robe from our study to add a butlers, hard decision to make but you lose some to gain some I guess. Tracey has been great, I did have one day with her that I felt she was quite uninterested in us after we signed our contract. What is the process if you add a variation - in terms of the bank? Do we have to send it to the bank regardless of whether we add it onto the loan or pay it ourselves? We haven't had any updates on the start of our build. We're not sure what is happening? Valeco requested a few things, including an Authority to Commence letter or Unconditional Approval. We've paid our deposit and forwarded it to our bank. We received a commencement pack from the bank. Valeco already has our unconditional approval from when we first received it. But we're not sure if the bank was supposed to send them a Commencement letter? I emailed Gaye on Thursday but haven't heard back. If your bank isn’t paying for it, no need to send it to them. You will just pay the variation cost at fixing stage There needs to be a specific commencement letter the bank Sends to the builder, sometimes there’s a delay in the bank sending it. We were cc’d by the bank when they sent it to Valeco. We also got our scrape a week after it so hopefully it’s soon! Have you received and or paid the 5% deposit invoice? I stated that they were in a position to commencement progress payments, and outlines how to submit progress payment invoices. Also references the total approved for finance under the contract Does the stuff they have sent you sound like that? The letter heading was authority to commence construction To my understanding early saw cuts are to control shrinkage cracks, so doing them now would be pointless.
