Your living room is absolutely massive btw - looks even bigger with the walls. They will more than likely put some sort of framing on the floor to cover the gap. Probably not to damage your floor. They won't be handing over your house with a gap for sure. But definitely question it to see what they are planning to do. We haven't met our SS, he only ever emails us.. but i guess we haven't really started yet, so im wondering when they plan to actually meet with us on site. Are you rendering most of the house? We haven't met our SS, he only ever emails us.. but i guess we haven't really started yet, so im wondering when they plan to actually meet with us on site. Are you rendering most of the house? Yes, we seem to be quite close to lockup - yay! We're not even sure what we're doing with the living space yet. We have a theatre which we will use for watching shows/movies and my gaming setup (we're a couple of gamers.. haha) and my partner will have a gaming setup in his office. The living will be an open entertaining area for when guests are over mostly. So I suppose it won't hurt to have another TV and lounge... might get a pool table. You're supposed to have an on-site meeting with your SS near the start of your build (prior to slab I think?). But our original SS never arranged it. By the time we were going to call and arrange one, Valeco had already emailed us about the changeover in SS - and that our new SS was instructed not to contact any clients directly yet. (what? haha). We expressed concerns and they arranged a meeting for us with the new SS in a couple of weeks. We're rendering the ugly bricks... haha. So the left side of the facade, the columns and the two piers on the right of garage. The archway above the door will have painted timber battens and rendered cladding. So i did some snooping at some other houses under construction, and they all seem to have that gap as well. So looks normal to me meanwhile im also a bit of a gamer, but definitely more into movies. Our media room is the biggest room in the house, so that will more than likely be the messy room where i can hide by closing the doors.. our living area will mostly be utilised for casual tv and guests. im going to have to ask Valeco what the deal is with our SS then. I dont understand why our slab was delayed by more than a week when it should have only been a couple of days... im guessing they are pretty much flat out over this time, which is irritating cause it means we are once again waiting for things to happen. I just want the roof on before they take off on break. I love your new fascade... it is so similiar to ours.. i'll have to pm a picture. That's why im super interested in hows yours turns out. I wish we rendered around the alfresco too.. i think it's going to annoy me that we didnt. As part of our estate requirements, rendering has to go until the end of that wall, so our rendering will be wasted along the side of the garage Re: FRAMES Valeco Homes - Polished Concrete + Monochrome 244Dec 03, 2017 9:18 pm gr8ly So i did some snooping at some other houses under construction, and they all seem to have that gap as well. Hopefully it doesn't cause issues with our polished concrete floors though. I'm sure it's all fine, just wish we could talk to our SS already for peace of mind. Haha, what sort of games do you play? console or pc? I'm sitting down now to do the raid in Destiny 2 (pc). Perhaps they needed your site to dry if it was a bit muddy. Fingers crossed for your roof before xmas! Your facade look incredible! I'm jealous of your ceiling high foyer! Yeah they will probably put a platform over the gap Im more of a console person.. i get motion sickness really easily so when games started becoming immersive 3D i stopped playing them but love RPGs, driving, fighting, and pretty much everything nintendo. Right now im playing the snes classic hahaaha! our site still is a swamp.. especially where the alfresco is going. They have booked people for Friday, so hopefully all goes well. As long as the floor is still flush and somewhat seamless... I'll be happy. Haha Oh, I'm usually a console person. I usually play xbox.. but most of my friends decided to get Destiny 2 and Overwatch on PC - so I did too. We just got a Switch the other day, so earlier this afternoon I was playing Super Mario Odyssey... so much fun! We had a bit of a swamp forming at our front door... I had to enter via the side frame the other day. Starting to dry up now though, so hopefully yours will too. Fingers crossed for Friday! Re: BRICKS Valeco Homes - Polished Concrete + Monochrome 249Dec 05, 2017 12:06 am staceyrussell & gr8ly Can I ask in terms of timing, could enlighten me on the below please: 1. Timeframe to create 'final drawings' of your home from signing your HIA contract 2. Final Drawings to colour selection 3. Final Drawings inclusive of colour selections 4 Full Final Drawings to Council for approval. Did you come across any issues that cause delays in the above outlined steps? Also any insights/tips you can provide regarding your colour selection/electrical process with Valeco Show home would be greatly appreciated We are onto our 5th and final draft plan, which should be priced tomorrow..#excitedmuch Thanks in advance Re: FRAMES Valeco Homes - Polished Concrete + Monochrome 250Dec 05, 2017 12:14 am shezzza Hi stacey, thanks for the reply. We ended up not having to change our ceramic tiles as it is too much hassle. And anything extra wont be a apart of our loan. We should have thought of it before. Anyway, will be updating my photos is my thread. i tend to always forget my password that’s why i rarely login to homeone.actually, we are neighbours stacey! Saw your build earlier and i thinks it looks nice and you’ve got bricks now. By the way, have you received your council quarterly rates? I think it is too pricey. i paid $800+ . my uncle who is in brisbane is paying around $318 quarterly with a bigger land. I do want to go to ipswich city council to have this explained. Hi Shezza We are building in Augustine Heights and received our 1st quarterly rates bill, which was due last month and was $1000:-O. Our section is 630m2. We too thought was very pricey . Very keen to hear any updates you have from speaking with the Ipswich Council Re: BRICKS Valeco Homes - Polished Concrete + Monochrome 251Dec 06, 2017 7:19 pm Jay4Becs @staceyrussell & gr8ly Can I ask in terms of timing, could enlighten me on the below please: 1. We signed our HIA contract on 18th March and received our FWD on 7th April - so this was a 3 week turnaround. We then booked an appointment with our sales consultant to fix a few things on the FWD and made most electrical/cabinetry/window changes during this appointment. It was on 23rd April. Our Colours Appointment was on the 9th May, and we reached Certification Stage on 12th May. Our land settlement wasn't until 5th September, so council approved plans couldn't be done until they had access to final sewer stuff in late August. We received council approved plans on 4th September. We were fairly prepared for our Colour Appointment and still used the entire time frame. I would try to make cabinetry/electrical changes with your sales consultant prior to your colour appointment if possible, because we did this and it saved a lot of time. Definitely ensure you have been to Beaumont Tiles and made your selections for tiling/basins/etc. Go through the valeco signature selections brochure to choose all those options too. Re: BRICKS Valeco Homes - Polished Concrete + Monochrome 252Dec 06, 2017 8:21 pm Thanks for all the info this thread is awesome! We are looking to build with Valeco in brookhaven and are in the process of getting our floorplan finalised. In regard to the polished concrete flooring, how did it work for pricing? do they credit you the tiles since your not using them? Also, anyone know the upgrade cost for soft close doors and handleless cupboards? If you have any questions I would also be happy to help answer Our First Home - Building with Valeco in Brookhaven Estate viewtopic.php?f=31&t=89162 Re: BRICKS Valeco Homes - Polished Concrete + Monochrome 254Dec 06, 2017 9:20 pm Hi Bree, Yes i did see your thread got alot of info from it We are buying in the Enclave but our land doesn't register till July next year. So far we are happy with Valeco, communication has been good. I will post our floor plan soon. At the moment we are just waiting on pricing to some changes we have made to it. I just have a couple of questions if you don't mind me asking how much was it to upgrade to a larger door and also adding whirly birds? cheers Re: BRICKS Valeco Homes - Polished Concrete + Monochrome 255Dec 06, 2017 9:30 pm Kevinmarques89 Thanks for all the info this thread is awesome! You just pay the difference between the tile allowance and the polished concrete: the polished concrete is more expensive than the tile allowance. So our polished concrete cost an extra $5,024 for approx 128m2 Handleless cupboards are $30 each (per drawer/per cupboard)... I think soft close is also $30 each? Does anybody else here remember? It’s already been 4 months since we placed our deposit on the land and it’s flown by. - the whirly birds are $240 each, we got 2 - front door was $840. From memory Stacey, you are correct about the soft close doors/drawers Re: BRICKS Valeco Homes - Polished Concrete + Monochrome 257Dec 06, 2017 9:54 pm Kevinmarques89 Hi Bree, Yes i did see your thread got alot of info from it We are buying in the Enclave but our land doesn't register till July next year. Just waiting to hear back for pricing regarding the changes we made. Feel free to let me know what you think. Crazy about the door pricing. Not sure if it's every builder our there but seems to be alot of diferent pricing for the same thing. Bree, are you using coloured mortar for your build? if so how much are they charging? Thanks again for the help guys much appreciate it To my understanding early saw cuts are to control shrinkage cracks, so doing them now would be pointless. Control joints may reduce ugly cracking during periods of soil… 3 9863 Hi all I need a guidance on how far I need to space expansion joints in the concrete driveway and its type (keyway/foam.) Contraction joints are at 3m max for a 125 slab. Thanks 0 10947 |
