Somehow stumbled upon it this morning through google! My partner, brother and I have just signed our land contract in Springfield Rise Creekwood Stage 4 (5699). We loved plantation but now we're leaning towards Valeco just because of how amazing their inclusions/upgrades are. We've been going through Tracey from the Yarrabilba display and I can't fault her tbh! I think we're narrowing in on the Headlands 23 with a few tweaks. Can't wait to continue following your journey as I start on mine! The Headland 23 is a fantastic use of space. We are also through Tracey. Good luck! Our First Home - Building with Valeco in Brookhaven Estate viewtopic.php?f=31&t=89162 It definitely is! We're planning to add a WIR to Bed 3 and remove the study nook and put in a Butlers pantry. Has Tracey been good during the whole process? We've met with her three or four times now and so far she's been lovely, but it's always interesting whether they stay true once you lock in with their company. We removed the robe from our study to add a butlers, hard decision to make but you lose some to gain some I guess. Tracey has been great, I did have one day with her that I felt she was quite uninterested in us after we signed our contract. But since then she is always accomodating (everybody has a bad day I guess) Our First Home - Building with Valeco in Brookhaven Estate viewtopic.php?f=31&t=89162 Re: Springfield Rise - Custom Valeco Home - COLOUR SELECTION 176Sep 22, 2017 8:23 pm So we signed our variation today for adding Rugged Concrete to our kitchen and bathrooms.
What is the process if you add a variation - in terms of the bank? Do we have to send it to the bank regardless of whether we add it onto the loan or pay it ourselves? We haven't had any updates on the start of our build. We're not sure what is happening? Valeco requested a few things, including an Authority to Commence letter or Unconditional Approval. We've paid our deposit and forwarded it to our bank. We received a commencement pack from the bank. Valeco already has our unconditional approval from when we first received it. But we're not sure if the bank was supposed to send them a Commencement letter? I emailed Gaye on Thursday but haven't heard back. If your bank isn’t paying for it, no need to send it to them. You will just pay the variation cost at fixing stage There needs to be a specific commencement letter the bank Sends to the builder, sometimes there’s a delay in the bank sending it. We were cc’d by the bank when they sent it to Valeco. We also got our scrape a week after it so hopefully it’s soon! Have you received and or paid the 5% deposit invoice? Re: Springfield Rise - Custom Valeco Home - COLOUR SELECTION 178Sep 22, 2017 8:30 pm Actually, I just checked our emails, the bank sent the letter of commencement directly to us. We sent it to Valeco. Hope this helps! But that didn't include a Commencement Letter... so that's why we're confused as to what is happening. We are through ANZ... what bank did you use? Re: Springfield Rise - Custom Valeco Home - COLOUR SELECTION 180Sep 22, 2017 8:36 pm We used rams. The letter was technically addressed to us. I stated that they were in a position to commencement progress payments, and outlines how to submit progress payment invoices. Also references the total approved for finance under the contract Does the stuff they have sent you sound like that? The letter heading was authority to commence construction To my understanding early saw cuts are to control shrinkage cracks, so doing them now would be pointless. Control joints may reduce ugly cracking during periods of soil… 3 9862 Hi all I need a guidance on how far I need to space expansion joints in the concrete driveway and its type (keyway/foam.) Contraction joints are at 3m max for a 125 slab. Thanks 0 10940 |
