I received my final quotation yesterday which says sites costs, government, OH&S $17,317, estate covenants $4,581 and items at tender at $10,316. Total is about $463K. Question is: are these allowances sufficient or should I expect to be in shock during tender? Also I am working overseas and will fly back for the WOS appointment to do it with my wife. But I won't be here for the tender part. Do they give us a few days to come back with feedback and decisions for the tender or do they expect on-to-spot answers at the tender stage? Of course when they are building the house, I will be in Melbourne full time. But for now I have to sort for which parts of the process is important for me to be there. We are first time home builders and we see many daddies and mummies freely sharing their experiences and tips in this forum. This is really nice. We would appreciate some tips. Thank-you! Re: Tender costs for Waldorf 50 2Feb 02, 2017 7:41 pm We are building with Eden Brae but we made an electrical allowance, a kitchen allowance etc. We had to pay extra for building in our council area and a huge cost will be for an Onsite Retention for Stormwater (not sure how much yet) but will be about $25000. I understand that for a Waldorf 50, a reasonable average allowance for upgrades would be $35k. This is at least within our control. Well sort of. But costs related to modifications that could come from site costs and energy rating costs - this is beyond our control and unpredictable. I was just trying to get a figure on that. Re: Tender costs for Waldorf 50 5Feb 04, 2017 7:45 am Hi Obi, It's very very dificult for anyone to give you prices on site costs etc as they are determined by the soil tests that PD will do on your block. Ours were estimated in our quote at 50k, at tender they came in at 40k. This may still change again at contract time as they will have to do another soil test. I am working overseas and I am planning to be there for the tender (we have given the PD salesperson a time frame in Apr). But if PD can't offer me this time frame, then Plan B would be that my wife attend the tender appointment alone. What really happens in a tender appointment? How long is this meeting? Who will be there and what kind of information is presented? Are there any on-the-spot decisions expected? Re: Tender costs for Waldorf 50 9Apr 05, 2017 12:07 pm Hi Obi I have recently completed WOS, Tender and now Monday 10th April I have my contract appointment. We are building Madison 40 which will be our 2nd build with PD. We were gonna go for a Waldorf 48 but then we picked Madison 40 because the layout worked better for us. As far as costs are concerned here is a breakdown: (These are only allowances not exact figures so this is only to give you an idea) > WOS colour selection and internal upgrades $15k > Kitchen $20k (If you choose colour tech it will be very expensive and you should allow at least 20k ) > Flooring $15k (timber flooring by UTF allow $15K and if you choose french oak timber floor allow $20K or floor tiles allow $20K) > Electrical $12K - This will cost you a fair bit if you do LED in the house > Staircase $10K - Classic staircase will cost you around $3 - $8k depending on which Options you go for and a glass panel staircase would cost $8K to $15K > Blind and Curtain $20K - This is optional, you dont have to go with Birk @ PD (Birk is the window furnishing partner at PD) > Fireplace Classic Style 15k (if you plan to have a fireplace i.e. 4000 series will set you close to $15k) > Cooling/Evap/Refigerated System - $6K Please note site cost you are given at Sales is only an estimation, you only get the final cost at Tender after they have done the soil test. To give you an idea my site cost at sales was $25K but at tender came back at $15k for a fairly flat land with only 200mm fall, and 100mm fill so that is not much. As for blinds & curtains you don't have to go through PD (Birk) as they are quite expensive. You can do this separately. I suggest you attend the Tender, you go through everything at Tender and can make colour changes BUT NOT STRUCTURAL changes. This could take you a full day. Allow 9am-5pm for a Double Storey. As for Contract Appointment only one person needs to be there to go over everything and the HIA Contract and Sign. Hope this helps.
