Building a 2 storey house and frame stage completed with Dennis Homes. Got an external inspector to have look and the major issue is that the DPC (damp proof course) is placed too high ; it's placed above the first floor so the concern is that timber plate will then be unprotected against rising moisture. From my understanding there is rising moisture within the bricks as it is porous, hence a layer DPC membrane is needed to within the bricks to protect the first floor timber Has anyone had this problem before? It seems like it will require major reworking to fix this? Not sure how the builder will choose to fix this or if they will just come up with an "alternative solution" . Re: DPC (damp proofing course) placed too high 3Mar 24, 2017 7:46 pm bumping this to the top im also in a similar situation, there is a section of my house where the dpc is either not flush with the external wall or not installed all together.... after all this rain in Sydney over the last few weeks i can see this area all damp atleast 4 courses high PCI / walkthrough is in a few days and settlement on or before the 4th of april grrrrh I said after the 1st build “ never again “ & now im on my 3rd Have look at your house plans and you will probably find that brick articulation joint has been missed.
