Just wondering if anyone has built with 8 homes? They're floor plans and prices are quite good and I'm thinking of going down to one of their display centres next week to look at a couple of homes. Having never done this before I guess it's always good to ask around and hear peoples experiences and/or concerns. Building in Northern Vic. We looked at them they make up for cheap houses by elevating their site costs and also everything is an upgrade that you would want. We also found their houses are quiet squished a 3x3 for a bedroom is to small for me but that's my opinion. We had 2 to choose from mimosa and granvue we chose the emerald by granvue now that's a house and the living is generous plus inclusions you get with granvue leaves the other builders way behind even being considered Re: 8 (Eight) Homes 3Jan 30, 2017 1:55 pm As above ^^^ When you are looking at the price tag on a house, you need to consider the inclusions that you are getting. 8 homes have a very short, basic list. Everything is an upgrade with eight homes, even the bulkhead above kitchen cabinets, as opposed to an open space. We got a quote with them, but by the time we added the upgrades we wanted, it added another $100k to the price tag. Shop around. Go to lots of display homes, get the magazines, prices, list of inclusions and work out what you want. Consider the promotions that each builder offers - some aren't that great a discount. Do you want to choose your own colours, or happy to go with one of their standard colour ranges - some builders charge extra for this. If there is an upgrade that you know you will definitely want, eg, freestanding bath, or air conditioning, stone benchtops, ask how much it is. Some homes don't include floor covering beyond tiles in bathrooms and laundry. Re: 8 (Eight) Homes 5Apr 24, 2017 10:59 am hi We have signed up with 8 Homes to build their Tempo 27. We have a good run so far. We have just completed our color appointment as well and looking to start construction in June/July. I have shopped around a lot and obtained about 10 formal quote for same size (25-27 sq) house and same inclusions we wanted. With their recent site cost promotion, Eight Homes gave us better price and value comparing to others. Yes I agree they have few basic things that not included as standard for example, timer post instead of Brick pier in Alfresco, internal door between garage and house, bulkhead over cabinet in the kitchen, towel rail, walk in pantry etc. However, I went with the final price at the end of the day. What I have learnt, it does not matter what promotion each builder running or what is in their standard inclusion, It comes down to the bottom price. And they were pretty much same for same size and inclusion we wanted. They make it the promotion sounds good but take your money with something else. I will suggest to look at the final price. Also there is a common practice for builders to under quote you and make the price very attractive. But later they will add things like developer requirements etc. The consultant at 8 Homes was very thorough on the 1st day and covered everything. At the end of the day, It was more the plan we liked, the fixed price and positive online review that pushed us to 8 homes. Now hoping the construction experience will go well as well. Would have to disagree looking at the standard inclusions is critical that's where they get you with the price people pay up to 30-40k extra just on non standard inclusions. Price is never fixed with builders as there are always things that come up with developer requirements which no builder covers in the price as fixed that's only with regards to site costs. Also the price has not changed at all which I was happy about hope the build quality is a decent one now. It would be really appreciated if anyone could provide input or point out any advantages or disadvantages to that builder. I'm a little worried since I've heard a lot of stories about what a builder does. New to this journey. I believe they are quite similar with all the other builders interm of price and quality. Just wondering is someone can advise of how much is the site cost? is the site cost on top of the house price? I am nearly finished building with Eight Homes. My site costs were $30k but the Sales Manager for my Estate said they were way too high. When the land settled, I asked Eight Homes to recalculate the site costs and detail every single cost. Surprise - $22k for site costs. I saved $8k by making them accountable. There is also a Facebook group - "Eight Homes Victoria New Homes Discussion) with many reviews and issues. Ask for references and speak to them.
