He wants to hire a generator for the roofer because Energex hasn't connected power yet. If we wait for Energex, then we will risk extended delays because Energex will take 10 days to connect and then SM has to reschedule roofer and subsequent tradee who may not be available until next month. Cost to hire a generator is $150 per day for 2 days. I said to go ahead as handover delays will be more painful than $300 Lessons learnt - fixed price contract is good even thought it might be a bit more expensive. In a fixed price contract, Metricon would bear these unexpected expenses. I also have to pay another variation because the plumber hit rock when digging site for plumbing before the slab. Metricon has tiled the roof including the garage roof. I got Baramundi Atura with A-Line ridge. Love the colour in evening sunlight. My wife and I are building the Metricon Merricks 38 Peninsula (43sq after modification) in QLD. Below are a list of my modifications and selection at M-Studio: Modification to the Standard Plan 1. Switch master bedroom to rear. Extend upstair's rear wall to add 3mx4m WIR for the wife, a small WIR for me, and parent's retreat. This turned the plan from 38 to 43 SQ2. Extend garage by 0.5m and add roller door to garage rear3. 2.7m ceiling downstairs and 2.5m upstairs. All internal doors raised to 2340mm high4. Add shower to powder room5. Add provision for fireplace in living room and gas point for fireplace6. Add corner stacker door to Outdoor room, rebated the tracks, and removed post at the corner7. Add corner butt window looking into front study (to get a hybrid Peninsula and Como facade)8. Open stringer staircase. Provision to built an in-wall aquarium under the stairs after handover9. Changed sliding windows to floor to ceiling awning window with no transom (similar to Sovereign 50 at Upper Comera) Selection at M-Studio Facade 1. Full render, Axon clading upstairs and tiling to both front piers (to meet Covent requirement)2. Atura Baramundi tile and a-line ridge (for a flatter roof) with Sarking underneath3. Whirly bird and vents4. 1.2m wide x 2.4m high pivot door (WINS) with clear glazing on side. Got mortise lock but took credit for door handle. Will install door handle post handover as I want a 1.8m long handle5. Caboa Slimline door with remote (seriously why is automatic garage opener still an upgrade in 2016) Kitchen, and Butler Pantry 1. Extend island to 1.4x2.5m. Caeserstone Alpine Mist 20mm with waterfall sides. Cabinets on both sides of kitchen island2. Organic white 20mm on kitchen rear and Butler Pantry bench tops3. Overhead cabinets with glass panel4. 900mm gas stove5. Appliance tower in Butler Pantry6. 2PAC (whisper white) with deep reverse beveled panel and soft close throughout7. We're looking at the Merricks 37 at this stage and have been told it could be upwards of $30k to go with the reverse plan which has the master at the back. And, the reverse plan they have given us as an option we don't like the layout, it has the leisure room down one end which means we will lose the open space created by the leisure room being right at the top of the stairs. Then another 150K on top of it. Majority of the 150K went towards site cost including piering (have 10% gradient slope), structural modifications which increased size from 38SQ to 43.9SQ, 2pac cabinets and cat4 ceaserstone in kitchen/Butler/toilets, open thread staircase, removing post from corner stacker, raising ceiling height with higher doors and windows, electrical, and tiling. I didn't hold back on anything. 150K was excessive but building it like a forever home. The first floor of a standard Merricks does not go all the way to the rear of ground floor i.e. the dining room and outdoor has open sky above it. When you reverse the master, they have to extend the rear of first floor to above the dining room/outdoor which increases the floor plan from 38SQ to 41SQ. The cost comes from that extension. As you mentioned, Metricon's option will bring the leisure room to the front of the house when you switch the master to the rear. They did the same to me. After visiting Merricks 42 at Pimpama, I fell in love with the leisure room at the top of the stairs. My SC was really good and got Drafting to switch the bedroom at the top of the stair with the leisure room at the front. It didn't cost me anything but I did have to sacrifice a walk in linen. The sacrifice was needed to make the leisure at the top of the stairs bigger because the bedroom that I switched was a standard size bedroom. Ask your SC to quote you reversed master for both Merricks 37 and Merricks 38. They are very different. I chose the reversed Merricks 38 because Merricks 38 had a 4x3m balcony at the rear which I converted into 4x3m WIR for the wifey. Are you building in QLD? If so, I can refer you to my SC. She is very good and will never say no to anything. There are things that I am doing post handover like tiling, carpeting, driveway, fence, retaining wall, landscape, flyscreen etc which are not included in the 330K +150K. That will come out of my pocket. Rule of thumb for budgeting is:
11K per square for decent finish. 12K per square if you have expensive taste. 13K per square for display home quality finishing.
