Then another 150K on top of it. Majority of the 150K went towards site cost including piering (have 10% gradient slope), structural modifications which increased size from 38SQ to 43.9SQ, 2pac cabinets and cat4 ceaserstone in kitchen/Butler/toilets, open thread staircase, removing post from corner stacker, raising ceiling height with higher doors and windows, electrical, and tiling. I didn't hold back on anything. 150K was excessive but building it like a forever home. Land pretty flat, about a 3 degree fall over the whole block, but a 2 degree fall in the building area.. You have roughly spent 11k per square for your house.. so i think my budget should be okay. There are things that I am doing post handover like tiling, carpeting, driveway, fence, retaining wall, landscape, flyscreen etc which are not included in the 330K +150K. That will come out of my pocket. Rule of thumb for budgeting is:
11K per square for decent finish. 12K per square if you have expensive taste. 13K per square for display home quality finishing.
