All depends how the earlier stages go I guess. It will be interesting to see how the next stage sells, the last few stages have sold very quickly which shows there is still high demand. Has anyone heard any updates on the Plenty Road / Yan Yean road duplications? I think this will make a big difference to the traffic issues (combined with the new railway station going to Mernda). I also heard there may be an outer ring road connecting Bridge Inn road to the Western Ring Road in the future. If this goes ahead we should see property prices increase a lot! However reading through previous posts here it seems like Stage 5A is estimated to title around that time. Also, any recommendations for or experiences with builders would be much appreciated. We thought about Burbank and had a very good experience when talking about design and getting quote from the sales consultant. But reviews seem to be rather mixed - with bad ones almost outweighing good ones. Such a hard decision, in particular when building for the first time! Have you spoken to sales consultant at Carlisle. They have got lot of good reviews for customer service. However, we will still be hiring independent supervisor for stages. Re: The ivy, Doreen 48May 29, 2017 8:11 am We are building with porter Davis. All of the volume builders have bad reviews. It's hard to pick just based on reviews. In the end we just picked based on a floor plan and design we loved and a price that worked for us. We are using 'darbeca' or 'new homes inspections' for our independent inspector. Both companies come highly recommended on the home one forum and both are very thorough with their inspection reports. It keeps check of your site supervisor so they know someone is going to be checking everything is up to code and they can't just pass it off and move on to the next job. Will be interesting to see whether titling goes a little smoother once some are in the system... (wishful thinking). We have signed with Henley, with fixed site costs (around $8K I think), and also going with an independent inspector as you never know. I think it will be worth for us to check out Henley. From what I gather here in the forum their site costs are very often much lower than other builders. However, I think their quotes are only valid for 6 months ... so with delays in titling that might bring extra costs ... We will all get there eventually! Re: The ivy, Doreen 54Jun 02, 2017 12:13 pm That's the only downside with Henley... site start has to happen within 8 months. Cost to 'extend' quote is $850 a month thereafter. However, every time they adjust pricing/add a new deal you have the option of sticking with the original (and therefore the original time frame), or 'upgrading' - with the latter it resets your clock. They just did a price increase yesterday. Most of it seems to be fairly standard inclusions but there are a few things in there that could blow out costs on a tight budget. I remember coming across the guidelines originally thinking 'gees, they ask for a lot' but, after seeing other estates, I quite like the detail and consistency required. Time frames on most things seem fairly reasonable. Landscaping will probably be the biggest hit, but something we will do in stages (already planting out some things now, as we won't be titled for another 9 months, let alone built). For facades, there are always multiple included options from builders, so don't necessarily have to upgrade there. Driveways - always cheaper to get outside of builder, although in the guidelines pavers can be used, so that is always a DIY option to keep costs down. Best place to start is to get some quotes for things that you don't think you can do yourself and get an idea of whether it will fit in your budget Re: The ivy, Doreen 57Jul 04, 2017 5:48 pm Hi! Not sure what the original date was supposed to be, but they advised in late May that they expected it to be ready for title by the end of June, so it has slipped another month.
